Sugee Group has entered the Thane market with Sugee Lake District, a 52-acre waterfront development in Thane West featuring commercial offices, retail, hospitality and lifestyle spaces. Located opposite Korum Mall near Cadbury Junction, the project will include Grade A++ offices, high-street retail, dining and a six-acre lakeview promenade. The first commercial tower will rise 45 storeys above ground, with office spaces ranging from around 800 square feet to 6,000 square feet. The project has also been registered under LEED, with a focus on resource efficiency and environmentally responsible design.
Sugee Group has unveiled Sugee Lake District, a 52-acre waterfront development in Thane West, marking the developer's entry into the Thane real estate market. Located opposite Korum Mall near Cadbury Junction in Khopat, the project has frontage along the Eastern Express Highway and will combine commercial, retail, hospitality and lifestyle spaces.
The development is planned as a business district with Grade A++ commercial offices overlooking the lake and the city. It will also include high-street retail, fine dining and a six-acre lakeview promenade designed as an open space for visitors and occupants.
The commercial project has been registered under LEED (Leadership in Energy and Environmental Design), a widely recognised green building rating system. The registration focuses on areas including environmentally responsible design, efficient use of resources and high-performance buildings.
The development has been designed by architect Hafeez Contractor, with Sterling as the structural consultant and Skidmore, Owings & Merrill (SOM) undertaking the peer review. Sugee Group said the consultants would bring design and engineering expertise to the project.
Sugee Group founder and managing partner Nishant Deshmukh said the development was planned for businesses, brands, entrepreneurs and investors looking for a commercial address beyond a conventional office building. He said the combination of Grade A++ offices, retail, dining, wellness facilities and the lakeview promenade was intended to create a destination that remains active beyond regular working hours.
Architect Hafeez Contractor said the presence of Siddheshwar Lake had influenced the design, with the waterfront being incorporated into the identity and experience of the district. He said the project was planned around connectivity, landscape and architecture, with the aim of creating a workplace that is more closely connected to its natural surroundings.
The first commercial landmark in the development will be a ground-plus-45-storey tower. It will offer office units of approximately 800 square feet to 6,000 square feet, with adjoining units capable of being combined. Typical floor plates will measure around 46,000 square feet, allowing occupiers to configure their workplaces according to their business requirements and future expansion plans.
The tower will have 46 high-speed elevators along with dedicated service elevators. Offices will include lake- and city-facing options, while the range of unit sizes is expected to cater to independent professionals, growing businesses and larger companies.
The project will also have a rooftop lounge, cafe, fitness centre, steam room, pickleball court, turf and indoor games room. Other facilities will include a creche, pet creche, medical room and red-light therapy room.
Its location near Cadbury Junction and the Eastern Express Highway provides access to established residential areas, business districts, retail destinations and civic infrastructure in Thane. Connectivity around the area is also expected to improve with projects including the expanding metro network, Borivali-Thane Twin Tunnel, Thane Coastal Road, proposed Bullet Train station, redevelopment of Thane railway station and Thane Integral Ring Metro.
Regional connectivity is expected to be supported by the Samruddhi and Mumbai-Vadodara expressways, Virar-Alibaug Multimodal Corridor, Goregaon-Mulund Link Road and the Delhi-Mumbai Industrial Corridor, along with access to the international airport.
Sugee Group said the development is being planned in response to Thane's growing commercial real estate activity and demand for organised office spaces. The project will add a large-scale commercial development to the city's established business and residential ecosystem, with the waterfront setting forming a central part of its design.
