Mumbai-based developer Ekta World has launched The Business District Collection (TBDC), a new premium commercial real estate platform comprising six projects to begin with, spread across Bandra, Khar and Santacruz West. The portfolio brings together individual commercial developments under a common brand, targeting occupiers such as founder-led businesses, professional services firms and corporate leadership teams. Each project will retain its own architectural identity while sharing common design and planning standards, with the company indicating scope for further expansion of the Collection over time.
Mumbai-based real estate developer Ekta World has launched The Business District Collection (TBDC), a new premium commercial real estate platform comprising six projects to start with, located across Bandra, Khar and Santacruz West. The initiative brings together a portfolio of commercial developments under a single brand proposition, aimed at building a network of business addresses across Mumbai's western suburbs.
According to the company, the Collection has been conceived around the established advantages of these three neighbourhoods, which combine residential, commercial, retail and lifestyle activity in close proximity. The developments will be concentrated within and around established corridors such as Linking Road, Hill Road and Turner Road, with the underlying premise being that offices located in mixed-use, well-established neighbourhoods offer occupiers shorter commutes and easier access to dining, retail and hospitality options.
Ashok Mohanani, Chairman of Ekta World, said the Collection represented the company's vision for a new generation of commercial addresses in Mumbai, starting with six projects and with plans for further additions across the three micro-markets, with the stated aim of establishing the portfolio as a preferred commercial destination for businesses in the vicinity. The company said the portfolio was designed to appeal to a range of occupiers, including founder-led businesses, professional services firms, creative and media enterprises, boutique financial firms, family offices and corporate leadership teams seeking premium addresses in the western suburbs.
Each project within the Collection will retain its own architectural identity and individual positioning, while sharing a common emphasis on design, efficient planning, contemporary building services and a premium arrival experience, according to the company. Vivek Mohanani, Managing Director of Ekta World, said the premium office market was increasingly shaped by considerations beyond the workplace itself, including location, accessibility, the surrounding neighbourhood, and the overall experience an address offers to employees, clients and business partners, and that the Collection sought to bring these factors together across established locations in the western suburbs.
The company said the launch came against the backdrop of continued investment in Mumbai's transport and connectivity infrastructure, including ongoing improvements to the city's metro and road networks, which it said were expected to strengthen links between western-suburb locations and other key residential, commercial and employment centres in the city. Ekta World clarified that any references to public-realm improvements or the broader urban evolution of Bandra, Khar and Santacruz West reflected the company's own perspective and should not be construed as announcements of government or civic projects unless specifically attributed to the relevant public authority.
