MahaRERA extends project completion timelines by four months amid West Asia conflict

Synopsis

Maharashtra Real Estate Regulatory Authority (MahaRERA) has extended the completion timelines of eligible registered real estate projects in the state by four months, citing force majeure arising from the ongoing conflict in West Asia. The move follows an advisory issued by the Union Housing and Urban Affairs Ministry asking state RERAs to provide the extension to projects affected by supply chain disruptions. The extension will apply automatically to eligible projects whose completion dates fall on or after February 28, 2026. Projects registered from August 1, 2026, will not be covered under the order.

Maharashtra's real estate regulator has extended the completion timelines of eligible registered projects by four months under force majeure provisions, citing disruptions caused by the ongoing conflict in West Asia. 
The move follows an advisory issued by the Union Housing and Urban Affairs Ministry last week, asking all state Real Estate Regulatory Authorities (RERAs) to provide a four-month extension in registration and completion timelines for eligible projects affected by disruptions arising from the conflict. 
Complying with the advisory, the Maharashtra Real Estate Regulatory Authority (MahaRERA) issued an order with immediate effect. Under the order, registered projects whose original, revised or previously extended completion dates fall on or after February 28, 2026, will receive an automatic four-month extension. Projects registered on or after August 1, 2026, will not be eligible for the extension. 
MahaRERA said promoters will not need to submit a separate application to avail the benefit. Its Registration and IT cell will make the required changes to project records and the MahaRERA web portal. 
The Union ministry had cited disruptions to global supply chains caused by the West Asia conflict, which have led to shortages of construction materials and affected the timely execution of real estate projects. 
NAREDCO Maharashtra President Kamlesh Thakur said the decision recognises the impact of geopolitical disruptions on global supply chains, construction material availability, logistics and project execution. 
Kaushal Agarwal, Chairman of The Guardians Real Estate Advisory, described the measure as pragmatic and timely. He said the uniform extension would also provide homebuyers with greater clarity on revised project completion timelines and reduce uncertainty by eliminating the need for individual applications.
