The company has classified the property as non-strategic as part of the transaction. The asset was acquired in 2025 and comprises 11,558 square metres of gross lettable area across two connected buildings, along with 167 parking spaces. The sale comes as Arima continues to manage its Madrid-focused office portfolio and review assets for their long-term investment potential.

Arima Real Estate SOCIMI has sold its property at Josefa Valcárcel 38 in Madrid for EUR 17.70 million. The transaction price represents a 15.4% premium over the property's acquisition price, according to the company. 
The property was acquired by Arima in 2025 and is located in one of Madrid's established office areas. The company has now classified the asset as non-strategic and completed its sale as part of its portfolio management. Regulatory filings show that Arima had formalised the purchase of the property in 2025. 
The Josefa Valcárcel 38 asset, also known as JV38, comprises 11,558 square metres of gross lettable area spread across two connected buildings with five and four floors. It also has 167 parking spaces, including 10 spaces equipped with electric vehicle chargers, according to Arima's property information. 
The property is positioned along Josefa Valcárcel in Madrid and has direct visibility from the A-2 motorway. Its location provides access to several transport links, including bus services, Arturo Soria Metro station, the Avenida de América transport hub and Adolfo Suárez Madrid-Barajas Airport. 
Public property records for Josefa Valcárcel 38 also indicate that the site contains office and parking or storage areas, with the cadastral information showing a built area of about 16,825 square metres. This figure differs from Arima's reported gross lettable area of 11,558 square metres because the two measures cover different aspects of the property. 
The sale is in line with Arima's broader focus on Madrid, where offices account for most of its investment portfolio. The company states that close to 90% of its investment is concentrated in office assets, with the remainder spread across logistics and other real estate. It has also said that most of its investments are expected to remain in Madrid, apart from selective opportunities in other established markets. 
The EUR 17.70 million consideration means the company has exited the asset at a price above its original acquisition cost. Based on the stated 15.4% premium, the implied acquisition price was approximately EUR 15.34 million. 
The transaction also comes after Arima's recent corporate activity, including its merger with JSS Real Estate SOCIMI, which was registered in Madrid in 2025. The company has continued to disclose portfolio and corporate developments through filings with Spain's securities regulator, CNMV. 
The disposal gives Arima an opportunity to redirect capital from an asset it no longer considers strategic towards other properties or investment priorities. For a Madrid-focused office investor, such sales can also provide a way to adjust the portfolio while retaining its focus on assets that fit its longer-term investment strategy.
