Synopsis

EIH Ltd, which operates the Oberoi and Trident hotel brands, has entered into a long-term partnership with Bhartiya Group to develop a portfolio of 20 ultra-luxury lifestyle resorts across India and select international destinations. The collaboration aims to cater to the growing demand for wellness-focused luxury travel by combining Bhartiya Group's expertise in integrated lifestyle developments with The Oberoi Group's hospitality standards. The first three resorts are planned in Coorg, Kabini and Hampi, with operations expected to begin by 2030, while the broader expansion will take place under EIH's management.

EIH Ltd, the company behind the Oberoi and Trident hotel brands, has partnered with Bhartiya Group to develop 20 ultra-luxury lifestyle resorts across India and selected international destinations. The collaboration is aimed at tapping the increasing demand for wellness-led luxury travel by combining Bhartiya Group's experience in integrated urban developments with The Oberoi Group's hospitality expertise.
As part of the first phase of the partnership, three resorts will be developed in Coorg, Kabini and Hampi in southern India. These properties are scheduled to open by 2030. Over the longer term, the companies plan to develop a portfolio of 20 resorts, all of which will be managed by EIH.
According to the companies, the upcoming resorts will be built around a wellness-focused concept that integrates landscaped gardens with indoor and outdoor spaces. The designs will include a balance of private and shared areas while offering experiences centred on wellbeing, relaxation and mindful living.
The hospitality offering will include wellness programmes, mindful dining experiences and community-driven activities that encourage guests to relax and reconnect. The companies stated that the wellness approach has been designed to feel enjoyable and accessible rather than following a strict or highly structured format.
The partners said the concept reflects the changing preferences of luxury travellers, where personalised experiences, wellness offerings and service standards are becoming as important as premium architecture, design and physical amenities. Bhartiya Group's experience in planning sustainable lifestyle communities is expected to complement The Oberoi Group's long-standing focus on luxury hospitality and personalised guest service.
Speaking about the partnership, Bhartiya Group Founder and Chairman Snehdeep Aggarwal said his vision extends beyond building resorts and focuses on creating destinations inspired by the idea of "blue zones"—places where people can live healthier, happier and more connected lives. He added that the partnership with The Oberoi Group would help bring this concept to reality through wellness-driven hospitality experiences.
The Oberoi Group Executive Chairman Arjun Oberoi said design will play a central role in shaping every resort. He noted that the properties will feature immersive gardens, thoughtfully planned spaces and a seamless connection between architecture and landscape, while maintaining the elegance and attention to detail associated with The Oberoi Group.
Vikram Oberoi, Chief Executive Officer of The Oberoi Group, said the partnership will strengthen EIH's presence in the growing wellness hospitality segment. He stated that the planned resorts, located in destinations suited for longer stays, will combine personalised service with wellness-focused experiences to create memorable guest journeys and encourage repeat visits.
The partnership comes at a time when India's luxury hospitality sector continues to see strong interest from domestic and international travellers. Major hotel operators have increasingly expanded into leisure destinations and wellness-focused properties as demand shifts beyond traditional business travel. The Oberoi Group has also been expanding its managed hotel portfolio in recent years through management agreements alongside owned properties.
Bhartiya Group is a diversified business group with interests in integrated city development, real estate, fashion, hospitality and education. EIH Ltd owns and operates hotels and resorts under the Oberoi and Trident brands across India and international markets.
