Brickflow introduces automated decision-in-principle service for Together's commercial lending products

Digital commercial property finance platform Brickflow has launched an automated Decision-in-Principle (DIP) service for brokers in collaboration with lender Together, enabling instant lending decisions for bridging loans and commercial term finance. The new capability allows brokers to obtain automated DIPs within seconds through the Brickflow platform, reducing processing times and manual intervention during the early stages of the lending process. The launch follows a technical integration between the two firms and is intended to streamline commercial property finance applications. The announcement comes amid growing industry demand for faster lender response times, particularly during affordability assessments and initial lending approvals.

Brickflow has introduced an automated Decision-in-Principle (DIP) capability for brokers in partnership with specialist lender Together, enabling instant lending decisions for bridging loans and commercial term finance through its digital commercial property finance platform. 
The new AutoDIP functionality has been developed following a technical integration between the two companies and is designed to automate one of the earliest stages of the commercial property lending process. According to the companies, the system allows brokers to receive lending decisions within seconds without requiring manual intervention. 
Under the process, brokers submit transaction details through the Brickflow platform, where eligible loan products from Together are displayed alongside other lenders that match the borrower's requirements. Once Together is selected, brokers can request a Decision-in-Principle directly through the platform by submitting the required appraisal information. The system then generates an automated lending decision, enabling brokers to present indicative lending terms to clients immediately. 
The companies said the automation is intended to reduce administrative processes associated with obtaining initial lending approvals by removing duplicate data entry, shortening processing times and reducing the potential for manual errors. The capability is expected to provide brokers with greater certainty during the initial enquiry stage while allowing borrowers to progress towards a formal loan application more quickly. 
The launch addresses broader challenges within the mortgage and commercial property finance market relating to the speed of lender decisions. Brickflow cited research by Nottingham Building Society, which found that affordability assessments and the Decision-in-Principle stage represent a common bottleneck for complex lending cases. According to the research, 16% of brokers identified this stage as a point where applications frequently stall, while 32% said faster lender decision-making was a priority for improving the lending process. 
Commenting on the launch, Glenn Franklin-Jones, Director of Lender Relations at Brickflow, said the introduction of automated Decision-in-Principle functionality is intended to simplify the broker application process by reducing delays and enabling cases to progress more efficiently. 
Tanya Elmaz, Managing Director of Intermediary Sales at Together, said the integration with Brickflow is designed to provide brokers with quicker lending decisions at the beginning of the application process, enabling them to offer greater certainty to borrowers at an earlier stage. 
The automated Decision-in-Principle capability forms part of Brickflow's digital lending platform, which connects commercial finance brokers with multiple lenders and supports the processing of commercial property finance applications through a single interface.
