RMZ awards Tata Projects INR 670 crore contract for Chennai commercial development

Synopsis

RMZ has awarded Tata Projects a contract worth approximately INR 670.24 crore to execute the main civil works for RMZ Infinity, a commercial office development in Porur, Chennai. The project will comprise four office towers with a total built-up area of around 3.54 million sq ft and a leasable area of approximately 2.94 million sq ft across a 16.4-acre site. Targeted primarily at Global Capability Centres (GCCs), the development is designed to achieve USGBC LEED Gold and WELL Gold certifications. The project will also include retail, food and beverage outlets and wellness-oriented public spaces.

RMZ has appointed Tata Projects Ltd to undertake the main civil works for RMZ Infinity, its upcoming commercial office development in Porur, Chennai. Under the agreement announced on Wednesday, Tata Projects has secured a contract valued at approximately INR 670.24 crore for the execution of the project's core and shell construction. 
Located on Mount Poonamallee Road, RMZ Infinity will comprise four commercial office towers with a combined built-up area of around 3.54 million sq ft and a total leasable area of approximately 2.94 million sq ft spread across 16.4 acres. The project forms part of RMZ's expanding commercial real estate portfolio in Chennai and is primarily intended to cater to Global Capability Centres (GCCs). 
Each office tower will consist of three basement levels, a ground floor and nine office floors. The development will also include a separate utility building comprising a ground floor and two upper floors. According to RMZ, office floor plates will range from approximately 22,000 sq ft to 132,000 sq ft, allowing the project to accommodate a range of occupier requirements. 
As part of the construction contract, Tata Projects will execute civil, structural and architectural works, along with masonry, plastering, waterproofing, basement flooring, common-area finishes, fire-rated door installation, external finishing works and painting. 
The project has been pre-certified under the USGBC LEED Gold standard and is also targeting WELL Gold certification. RMZ said the development has been designed with sustainability and weather resilience in mind and will include workplace amenities such as a social plaza, retail outlets and food and beverage facilities to support occupier requirements. 
The company added that the site's connectivity is expected to improve further with the planned expansion of the Chennai Metro network before the project's completion. Situated within Chennai's western commercial corridor, the development is intended to strengthen the city's Grade A office inventory as demand from multinational occupiers and GCCs continues. 
Commenting on the project, Thirumal Govindraj, Chief Executive Officer of RMZ Office and RMZ NXT, said the company selected Tata Projects based on its experience in delivering large-scale urban infrastructure projects. He added that RMZ Infinity is intended to contribute to Chennai's commercial office market by providing workplace infrastructure aligned with evolving occupier requirements. 
Barun Pal Chowdhury, Executive Vice President and Strategic Business Group Head – Urban Spaces at Tata Projects, said commercial developments of this scale require integrated planning across engineering, design and construction while maintaining quality, safety and sustainability standards. He stated that the company will execute the project in line with these objectives. 
RMZ said the development forms part of its continued expansion in Chennai, where it is increasing its portfolio of Grade A commercial office assets to meet demand from domestic and international occupiers.
