The Pune Municipal Corporation (PMC) has urged prospective homebuyers to verify all statutory approvals before purchasing properties in the city's newly merged villages, warning against illegal constructions lacking development permissions. The advisory comes amid a rise in unauthorised residential projects in the 23 villages merged into PMC limits, where several buildings have been constructed without mandatory civic approvals.PMC said buyers who purchase such properties may face legal, financial and civic service-related challenges, as unauthorised structures are not eligible for regular municipal permissions or essential services.The civic body has intensified enforcement against illegal developments and advised citizens to verify sanctioned building plans and approvals with the municipal authorities before completing any transaction.
The Pune Municipal Corporation (PMC) has issued a public advisory cautioning prospective homebuyers against purchasing flats or properties in unauthorised constructions located in the city's newly merged villages. The civic body has urged buyers to thoroughly verify all statutory approvals before investing, stating that several developments in these areas have been built without the required permissions.
According to PMC officials, the warning follows an increase in illegal construction activity in the 23 villages brought under the municipal corporation's jurisdiction. Many developers have allegedly undertaken residential projects without obtaining sanctioned building plans, commencement certificates or other mandatory approvals, exposing buyers to potential legal and financial risks.
The civic administration said purchasing units in unauthorised buildings could create multiple complications for property owners, including difficulties in obtaining occupancy-related approvals, municipal services and future redevelopment permissions. Officials emphasised that buyers should not rely solely on assurances provided by developers and must independently verify the legal status of the property with the PMC before completing a purchase.
PMC has also stepped up its action against illegal developments by increasing inspections and initiating enforcement measures against violators. The corporation said stricter action would continue against unauthorised constructions to curb illegal development in the merged areas and ensure compliance with planning regulations.
The advisory comes as urban expansion in Pune has led to growing real estate activity in peripheral areas incorporated into the municipal limits. While these localities have attracted significant residential demand, civic authorities noted that not all projects comply with applicable planning and development norms, making due diligence essential for homebuyers.
PMC has advised prospective purchasers to verify approved building plans, commencement certificates, development permissions and other statutory documents directly with the municipal authorities before investing. The corporation said informed buying decisions would help protect consumers from legal disputes and financial losses while promoting planned urban development across Pune's expanded municipal limits.
