The Nagpur Municipal Corporation (NMC) has constituted seven inspection teams to examine the alleged misuse of air-conditioning (AC) plant rooms in buildings across the city. The exercise will assess whether these designated utility spaces are being used in accordance with sanctioned building plans and applicable development regulations. Based on the inspection findings, the civic body will determine the need for enforcement action against violations. The initiative is part of NMC's broader efforts to strengthen regulatory compliance and ensure adherence to approved construction norms.
The Nagpur Municipal Corporation (NMC) has initiated a citywide inspection drive to examine the use of air-conditioning (AC) plant rooms in residential, commercial and mixed-use buildings by constituting seven dedicated survey teams. The exercise has been launched to verify whether these utility spaces are being utilised in accordance with approved building plans and to identify cases where deviations from sanctioned layouts may have occurred.
The inspection campaign follows concerns raised within the civic administration regarding the possible conversion of AC plant rooms into spaces being used for purposes other than those originally approved during the building permission process. Since these areas are earmarked as essential service spaces within sanctioned building plans, the corporation intends to determine whether their current use complies with planning regulations and development control provisions.
Each of the seven survey teams has been assigned specific areas of the city to conduct physical inspections of buildings where such deviations are suspected. During the inspections, officials will examine approved building plans alongside the actual condition of the premises to determine whether the designated utility rooms have been retained for their intended purpose. The teams will also document any discrepancies observed during site visits and compile detailed reports for submission to the municipal administration.
The inspection findings will enable the corporation to assess the extent of any unauthorised modifications and decide whether regulatory action is required. Civic officials have indicated that cases found to be in violation of sanctioned plans will be processed under the applicable provisions of urban planning and building regulations. The objective is not only to address individual instances of non-compliance but also to reinforce adherence to approved development norms across the city.
According to municipal authorities, AC plant rooms form an integral part of modern building infrastructure, accommodating equipment necessary for ventilation and cooling systems. Their conversion into residential, commercial or other occupiable spaces may affect compliance with approved floor area calculations, fire safety requirements and other technical standards governing building design. The inspection exercise therefore seeks to ensure that such utility spaces continue to serve the functions for which they were approved.
The civic body has directed the inspection teams to complete their survey within the stipulated timeframe and submit their findings for further examination. Based on the reports, the corporation will evaluate whether corrective measures, notices or enforcement proceedings are warranted in specific cases.
The initiative reflects the Nagpur Municipal Corporation's continuing emphasis on improving regulatory oversight of urban development.
