The complainant alleged that the accused had misrepresented the size of the shop, claiming it had a larger area than its actual dimensions, at the time of the transaction. 
Police are understood to be investigating the broader pattern of alleged transactions involving the project, examining whether other buyers were similarly misled about the mortgage status or physical specifications of units sold to them. The case highlights concerns around due diligence in commercial property transactions, particularly regarding verification of a property's encumbrance status prior to purchase. 
The remand of Anubhav Sharma and Mamata Sharma is expected to allow police to question the couple further regarding the extent of the alleged fraud and to establish whether additional properties or investors were involved in the case.
