Aedifica NV is investing EUR 20 million in the development of two care homes in Finland as part of its continued expansion in European healthcare real estate. The projects are expected to generate an initial yield of more than 6.5%. Finland remains one of Aedifica’s key markets, with the company already holding a sizeable portfolio of care homes and other specialised healthcare properties in the country. The latest investment adds to a series of development projects announced by Aedifica in Finland this year, reflecting its focus on expanding its healthcare property portfolio through new developments.
Aedifica NV is investing EUR 20 million to develop two care homes in Finland, with the projects expected to deliver an initial yield of more than 6.5%, according to Reuters.
The investment adds to Aedifica’s ongoing development activity in Finland, where the company has continued to build its healthcare real estate portfolio through new care facilities. The company entered the Finnish market in 2020 through its partnership with Hoivatilat, a specialist in the design and construction of care facilities.
Aedifica’s Finnish portfolio currently includes care homes, childcare centres, schools and specialised residential care centres. The company reports 248 properties in Finland, with a portfolio value of around EUR 1.41 billion and annual rental income of approximately EUR 84 million.
The latest investment follows other Finnish development projects announced by Aedifica this year. The company had previously added two development projects in Jyväskylä and Hämeenlinna to its investment programme for a combined amount of around EUR 14 million. The Jyväskylä project is expected to be completed in the second quarter of 2027, while the Hämeenlinna project is scheduled for completion in the third quarter of 2027.
Aedifica has continued to increase its healthcare real estate investments across Europe. Its portfolio now spans nine countries, with healthcare properties forming the core of its business. Following its merger with Cofinimmo, the company also expanded its presence into France and Italy.
The company’s wider investment programme has also remained active during 2026. Aedifica announced EUR 72 million of investments in four care properties in the United Kingdom and Spain in July, while another EUR 21 million was committed to two care properties in Spain and Finland earlier in the summer.
The Finland investment comes as demand for specialised healthcare and senior-care facilities continues to support the European healthcare real estate segment. For Aedifica, new developments provide an opportunity to expand its portfolio while securing long-term rental income from care operators.
