Four buildings in Gurugram’s DLF Phase III were sealed during an enforcement drive against unauthorised construction, illegal paying guest (PG) facilities, guest houses and encroachments. The Town and Country Planning Department also demolished unauthorised structures in a stilt parking area and cleared around 1.5 km of road right of way. In one building, around 500 square metres of parking space had been converted into rooms and other facilities. Officials said stilt areas cannot be enclosed or used for purposes beyond those permitted under building regulations.
Four buildings in Gurugram’s DLF Phase III were sealed during an enforcement drive against unauthorised construction, illegal PG facilities, guest houses and encroachments.
The action was carried out by the enforcement wing of the Town and Country Planning Department under District Town Planner (Enforcement) Amit Madholiya. The team also demolished unauthorised construction in the stilt area of one building and cleared around 1.5 km of road right of way.
One of the properties was a stilt-plus-four-storey building on a plot of around 1,000 square yards. Its approximately 500-square-metre stilt area, which was meant for parking, had been converted into a projector room, bar room, bedroom, drawing room, lift lobby and additional toilets.
The floor owners present at the site told officials that the additional space had been developed and sold to them by the builder, identified as Jatin Arora. They said they were no longer able to contact him. The department subsequently demolished the enclosed structures.
Madholiya said stilt parking is meant for vehicles and cannot be enclosed and converted into rooms or other uses beyond those permitted under building regulations.
During the drive, officials also found two additional floors in another building, beyond the sanctioned stilt-plus-two-floor structure, being used as an unauthorised PG facility. The premises had 28 rooms, all of which were sealed.
Another property was being used as an unauthorised guest house across the basement, ground and first floors. Ten rooms were in use, while a dry-cleaning and laundry unit was operating from the basement. The entire premises was sealed.
A fourth building, identified as Molsari-62, was under construction and had 36 unauthorised rooms at the finishing stage. These were also sealed.
The enforcement team demolished four illegally constructed guard rooms occupying the road right of way as part of the drive. The action comes amid wider scrutiny of stilt-plus-four-storey buildings in DLF Phase III over alleged conversion of parking areas and other unauthorised uses.
The department has been carrying out similar enforcement drives in the area against illegal PGs, commercial activities in residential properties, stilt parking conversions and encroachments.
Madholiya advised property buyers to verify sanctioned building plans and permitted property use before purchasing spaces created through alterations to stilt areas. The department has indicated that action will continue against properties found violating building and land-use regulations.
