India’s six listed Real Estate Investment Trusts (REITs) collectively distributed INR 3,136 crore to more than 4.85 lakh unitholders during the June quarter of FY27, according to data from the Indian REITs Association (IRA). The listed trusts covered by the data are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office. The distribution was more than double the INR 1,559 crore paid by four listed REITs during the corresponding quarter a year earlier. Knowledge Realty Trust and Bagmane Prime Office were listed subsequently. Since inception, the six REITs have cumulatively distributed more than INR 34,800 crore. Their combined gross assets under management stood above INR 3.17 lakh crore as of June 2026.
India’s six listed Real Estate Investment Trusts (REITs) distributed a combined INR 3,136 crore to more than 4.85 lakh unitholders during the April-June quarter of FY27, according to data released by the Indian REITs Association (IRA) on Monday. The distribution covered six listed trusts operating across the country’s office and retail real estate markets.
The six REITs are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office. Together, these trusts have expanded the listed REIT segment across commercial office and retail assets.
The INR 3,136-crore distribution during the June quarter was substantially higher than the INR 1,559 crore distributed during the corresponding period of the previous financial year. The year-ago figure covered four listed REITs, as Knowledge Realty Trust and Bagmane Prime Office were listed after that period.
The increase in the aggregate distribution therefore reflects both the addition of the two newly listed REITs and the distributions made by the existing listed trusts during the first quarter of FY27.
Since their respective inceptions, the six REITs have collectively distributed more than INR 34,800 crore to their unitholders. The cumulative figure represents distributions made over the period since the trusts were established and listed.
The listed REIT sector has also expanded in terms of the assets represented by these investment vehicles. As of the June quarter of FY27, the Indian REIT sector had total gross Assets Under Management (AUM) of more than INR 3.17 lakh crore.
The six trusts together manage more than 214 million sq ft of Grade A office and retail space across India, according to the IRA. The portfolio includes large-scale commercial properties held and operated through the REIT structure.
REITs provide a mechanism through which investors can hold units in trusts backed by income-generating real estate assets. Listed REITs in India have predominantly focused on commercial office assets, while retail properties have also become an important component of the listed market through trusts such as Nexus Select Trust.
The addition of Knowledge Realty Trust and Bagmane Prime Office has increased the number of listed REITs covered in the sector's distribution data from four in the year-ago quarter to six in the June 2026 quarter.
The latest figures from the IRA provide an indication of the scale of distributions being made by listed REITs as the Indian market expands. With more than INR 3.17 lakh crore in gross AUM and over 214 million sq ft of Grade A office and retail assets under management, the six listed trusts represent a significant segment of India's institutional commercial real estate market.
The INR 3,136 crore distributed during the first quarter also takes the cumulative distributions from the six REITs above INR 34,800 crore since inception, extending the flow of income from professionally managed commercial and retail property assets to a growing base of unitholders.
