Juniper Hotels to invest INR 850 crore in 550-key five-star hotel in Dwarka

Synopsis

Juniper Hotels will invest around INR 850 crore to develop a 550-key five-star hotel in Sector 23, Dwarka, Delhi. The company has signed a licence deed with the Delhi Development Authority through its wholly owned subsidiary, Juniper Hospitality Assets Pvt Ltd. The hotel is targeted for completion by 2030. Once operational, the project is expected to take Juniper Hotels’ presence in New Delhi to around 1,000 keys. The company is also working on other developments and evaluating inorganic opportunities as it aims to increase its portfolio to approximately 3,900 keys by FY 2030-31.

Juniper Hotels Ltd will invest around INR 850 crore to develop a 550-key five-star hotel in Sector 23, Dwarka, Delhi. The project is expected to be completed by 2030 and will increase the company’s hotel inventory in the national capital to nearly 1,000 keys once the new property becomes operational. 
The company has executed a licence deed with the Delhi Development Authority (DDA) for the development. The agreement has been signed through Juniper Hospitality Assets Pvt Ltd, a wholly owned subsidiary of Juniper Hotels. The project is located near the DDA Dwarka Golf Course and is also close to major convention and exhibition facilities, including the Yashobhoomi area and Delhi International Airport. 
The location is part of the larger development activity taking place in Dwarka, where the DDA has been working to increase hospitality and supporting infrastructure. The new hotel will overlook the DDA Dwarka Golf Course, an 18-hole course designed by golf course architects Phil Ryan and Paul Reeves. 
Juniper Hotels said that after the addition of the Dwarka property and the completion of its ongoing development projects, its portfolio is expected to comprise 12 hotels. The company is also assessing inorganic growth opportunities as part of its longer-term expansion plans. 
The company has set a target of taking its total portfolio to approximately 3,900 keys by FY 2030-31, which would roughly double its planned inventory from the existing level. Its growth pipeline includes greenfield developments as well as potential acquisitions and other expansion opportunities. 
The Dwarka project follows the company’s earlier plans for a hotel development in the same area. Juniper Hotels had received a Letter of Award from the DDA for a roughly 500-key luxury hotel project near Yashobhoomi and Delhi International Airport. Its latest project announcement places the planned inventory at approximately 550 keys and the estimated investment at around INR 850 crore. 
Juniper Hotels has also been expanding its development pipeline beyond Delhi. Its earlier plans included projects in Bengaluru, the Northeast and other locations, with the company targeting more than 1,400 additional keys over the following four years. The Bengaluru development is being progressed under the Westin brand, while other projects are at different stages of development. 
The company’s portfolio has historically been focused on large-format luxury hotels operated under Hyatt brands. Juniper Hotels is a partnership between the Saraf Group and Hyatt and has developed and operated properties across major Indian markets and tourist destinations. Its portfolio includes brands such as Grand Hyatt, Andaz and Hyatt Regency. 
The Dwarka investment therefore adds another large hotel project to Juniper Hotels’ existing development pipeline while increasing its exposure to Delhi’s growing hospitality market. With the project scheduled for completion by 2030, the company’s expansion in the capital will depend on the execution of the new hotel alongside its other ongoing developments.
