Lodha Developers plans 21 housing launches worth INR 24,000 crore by March

Synopsis

Lodha Developers plans to launch 21 housing projects by March 2027, with an estimated revenue potential of INR 24,000 crore, as the developer prepares a larger project pipeline across key markets. The company’s planned launches include seven new projects spanning 5.9 million sq. ft. across the Mumbai Metropolitan Region, Delhi-NCR, Pune and Bengaluru, with a combined revenue potential of INR 9,850 crore. It will also introduce new phases across 14 existing projects covering 9.7 million sq. ft. and carrying an estimated revenue potential of INR 14,210 crore. The planned launches are intended to support the company’s INR 24,000-crore sales bookings target for FY2026-27. Lodha recorded sales bookings of INR 4,630 crore in the April-June quarter, while net profit doubled year-on-year to INR 1,373.1 crore.

Lodha Developers plans to launch 21 housing projects by March 2027 with an estimated revenue potential of INR 24,000 crore, according to its latest investor presentation, as the developer prepares to expand its project pipeline across the Mumbai Metropolitan Region (MMR), Delhi-NCR, Pune and Bengaluru amid continued housing demand. 
The developer had a limited launch programme during the first quarter of FY2026-27, introducing one housing project in the MMR. The project covered 4 lakh sq. ft. and had an estimated revenue potential of INR 330 crore. 
The company plans to step up launches over the remaining three quarters of the financial year. Seven new housing projects are scheduled across the MMR, Delhi-NCR, Pune and Bengaluru, with a combined area of 5.9 million sq. ft. and an estimated revenue potential of INR 9,850 crore. 
In addition to the new projects, Lodha Developers plans to launch new phases across 14 existing developments. These phases will collectively cover 9.7 million sq. ft. and have an estimated revenue potential of INR 14,210 crore. Together, the new projects and additional phases form the company’s INR 24,000-crore launch pipeline for the current financial year. 
The planned launches are expected to support Lodha Developers’ sales bookings target of INR 24,000 crore for FY2026-27. During April-June, the company recorded sales bookings of INR 4,630 crore, representing a 4% year-on-year increase. 
Lodha Developers recorded sales bookings of INR 20,530 crore during FY2025-26, compared with INR 17,630 crore in FY2024-25. The company currently operates across the MMR, Pune and Bengaluru markets and plans to enter the Delhi-NCR residential market with its first housing project during the current financial year. 
The developer's portfolio extends beyond residential projects and includes commercial developments such as offices, malls, warehousing and industrial parks and data centres. Its current growth strategy also includes monetisation of land associated with data centre parks. 
Lodha Developers is targeting a 20% annual increase in net profit during FY2026-27, taking the figure to INR 4,100 crore. The company attributed its growth outlook to demand for housing, project execution and land monetisation in data centre parks. 
For the June quarter, the company's net profit doubled year-on-year to INR 1,373.1 crore from INR 675 crore. Total income increased to INR 5,096.7 crore from INR 3,624.7 crore during the corresponding period. 
For the full 2025-26 financial year, Lodha Developers reported a net profit of INR 3,430.7 crore on total income of INR 17,119.5 crore.
