Aaiji Group plans to add 1.35 million sq ft of residential and commercial real estate space in Dholera, Gujarat, by December 2026, as the developer expands its presence in the emerging industrial and economic hub. The planned development follows the company’s earlier announcement of a INR 100-crore investment by 2027 for residential and commercial projects in the region. The expansion comes amid increased infrastructure activity and investor interest linked to Dholera’s industrial development, including the growth of its semiconductor ecosystem. The company expects residential demand to emerge from engineers, technical personnel and industrial workers moving into the region, while commercial demand could increase with the development of offices, business parks, retail, hospitality and ancillary industrial services. Aaiji Group said its customer base includes buyers from across India as well as Non-Resident Indians.
Real estate developer Aaiji Group plans to add 1.35 million sq ft of residential and commercial space in Dholera by December 2026, as it expands its development pipeline in the Gujarat industrial hub. The company’s plans come amid increasing infrastructure activity and investor interest in the region, with the new projects intended to cater to emerging residential and commercial requirements.
The planned development will comprise residential and commercial spaces, with the company seeking to serve homebuyers, businesses and investors as activity around Dholera expands. Aaiji Group had previously announced plans to invest INR 100 crore by 2027 towards residential and commercial projects in Dholera.
According to Lalit Parihar, MD, Aaiji Group, the developer has established a customer base across India, including buyers from major cities within and outside Gujarat. The company has also seen interest from Non-Resident Indians (NRIs), who are considering Dholera as a long-term investment destination on the back of infrastructure development and economic activity.
Parihar said the company's transparent business practices, customer-first approach and after-sales support had contributed to repeat referrals. He added that the upcoming launches were expected to support real estate development, habitation and investment in the region.
Dholera is being developed as an industrial and economic hub, with semiconductor manufacturing, connectivity infrastructure and smart-city development forming key components of its growth plans. The expansion of these sectors is also influencing the region’s real estate requirements.
The company said residential demand was beginning to emerge from the movement of engineers, technical staff and industrial workers into Dholera. As industrial activity expands, the requirement for supporting commercial infrastructure is also expected to increase.
Commercial real estate demand could emerge across office spaces, malls, business parks, hospitality assets and ancillary industrial services supporting the semiconductor ecosystem. The development of these assets would add to the wider mix of facilities required around the industrial activity.
Aaiji Group said infrastructure execution in Dholera had accelerated, although the long-term sustainability of real estate investment in the region would depend on continued industrial absorption. The creation of adequate social infrastructure and sustained employment generation would also be important in building demand for residential, office and retail spaces.
The company's 1.35 million sq ft development pipeline therefore comes as Dholera's industrial ecosystem continues to expand. Its earlier INR 100-crore investment commitment through 2027 provides a broader framework for the developer's residential and commercial plans in the region, while the December 2026 additions represent the immediate development pipeline.
