Aditya Birla Real Estate’s net loss widens 28% to INR 34.59 crore in Q1 FY27

Aditya Birla Real Estate reported a consolidated net loss of INR 34.59 crore for the quarter ended June 30, 2026, widening 27.7% from INR 27.08 crore in the year-ago period. Consolidated total income, however, rose 30.7% year-on-year to INR 205.72 crore. The company’s real estate arm, Birla Estates, recorded segment revenue of INR 171.99 crore, compared with INR 130.26 crore a year earlier. During the quarter, Birla Estates also entered the Navi Mumbai redevelopment market through a Vashi project, while the company continued its transition towards a predominantly real estate-focused business.

Aditya Birla Real Estate reported a consolidated net loss of INR 34.59 crore for the quarter ended June 30, 2026, with the loss widening 27.7% from INR 27.08 crore in the corresponding quarter of the previous financial year, even as consolidated total income increased 30.7% year-on-year to INR 205.72 crore. 
The company’s consolidated total income stood at INR 205.72 crore in the first quarter of FY27, compared with INR 157.41 crore in Q1 FY26. Its net worth was INR 3,717.74 crore as of June 30, while the debt-equity ratio stood at 1.57 and the total debt-to-total assets ratio was 0.28. The company reported an operating margin of minus 3.08% and a net profit margin of minus 3.57%. 
The real estate business accounted for the largest share of continuing operations during the quarter. Segment revenue increased to INR 171.99 crore from INR 130.26 crore a year earlier, while real estate segment assets rose to INR 14,138.40 crore from INR 11,116.30 crore over the same period. The segment reported a loss of INR 63.62 crore before finance costs, compared with a loss of INR 43.96 crore in Q1 FY26. 
On a continuing-operations basis, the company recorded a loss of INR 66.96 crore in Q1 FY27, compared with INR 47.30 crore in the year-ago quarter. Finance costs also increased, reaching INR 25.83 crore during the quarter from INR 7.06 crore in Q1 FY26. The company’s basic earnings per share for continuing and discontinued operations stood at negative INR 3.48, against negative INR 2.30 a year earlier. 
Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate, expanded its development activity during the quarter by entering the Navi Mumbai redevelopment market. It undertook the redevelopment of Shiv Sai Co-operative Housing Society in Vashi, a project with an estimated development value of INR 2,600 crore. 
The company has also been restructuring its business portfolio. Its textile operations have been discontinued, while the transfer of its pulp and paper undertaking to ITC was completed on August 1, 2026. The financial impact of that transaction is expected to be recognised in the subsequent quarter, according to the results information. 
The transition towards real estate has also been accompanied by further development activity. Earlier this month, Birla Estates’ wholly owned subsidiary Unnatam Properties acquired nearly 90,000 sq ft of floor space index from Parinee Real Estate Builders and Parinee Contour Construction for more than INR 159 crore. 
The first-quarter results therefore come amid a broader shift in the company’s operating profile, with real estate contributing the majority of continuing-operation revenue and representing its largest operating asset base. While income from the segment increased year-on-year, higher finance costs and operating losses continued to weigh on consolidated profitability during the quarter.
