Balewadi has emerged as an established office and commercial location in Pune, with office developments forming part of the wider western corridor of the city's real estate market. The latest financing adds to institutional lending activity supporting commercial real estate development in the region.
Separately, private credit-focused investment firm Certus Capital said it committed more than INR 1,000 crore during the first six months of 2026 across residential, commercial and mixed-use real estate opportunities.
According to the company, more than a quarter of its commitments during the period were made in Hyderabad. Mumbai and Chennai each accounted for 19% of the commitments, while the National Capital Region accounted for 37%.
The investment commitments span multiple real estate segments, including residential developments, commercial assets and mixed-use projects. The geographical distribution covers several of India's major property markets, with the NCR accounting for the largest share of Certus Capital's commitments during the first half of the year.
In a separate development, Bengaluru-based CHRIST University announced the launch of an IBM Innovation Centre for Artificial Intelligence through a partnership with IBM. The centre is intended to support research, innovation and talent development in artificial intelligence.
The facility will provide students, researchers and PhD scholars with access to enterprise AI technologies, including IBM Bob, according to a statement. The initiative is aimed at supporting AI research, innovation and skills development at the university.
The three developments reflect activity across commercial real estate financing, private credit investment and institutional infrastructure supporting technology research. DBS Bank India's financing is directed towards a large-scale office development in Pune, while Certus Capital's commitments cover multiple real estate asset classes across major Indian markets.
