Average prices of luxury independent floors in South Delhi's Category A and B colonies increased by 6-21% year-on-year during April-June 2026, according to a report by Golden Growth Fund (GGF), a Category II real estate-focused Alternative Investment Fund. Category A colonies recorded the strongest gains, with 2,500 sq. ft. floors rising 21% to an average of INR 23 crore from INR 19 crore a year earlier. Prices for 6,000 sq. ft. floors increased 20%, reaching an average of INR 48.5 crore. In Category B colonies, 2,500 sq. ft. floors rose 10% to an average of INR 10.75 crore, while 3,200 sq. ft. floors increased 6% to INR 16.5 crore. GGF attributed the price movement to limited supply, redevelopment activity and demand from high-net-worth and NRI buyers.
Average prices of luxury independent floors across South Delhi increased between 6% and 21% year-on-year in the April-June 2026 quarter, with Category A colonies recording the highest growth, according to a report by Golden Growth Fund (GGF). The report attributed the rise to limited supply, redevelopment activity and demand from high-net-worth individuals (HNIs) and non-resident Indians (NRIs).
In Category A colonies, the average price of a 2,500 sq. ft. independent floor increased 21% year-on-year to INR 23 crore in Q2 2026, from an average of INR 19 crore in Q2 2025. The reported price range widened from INR 16-22 crore to INR 18-28 crore during the period.
For 6,000 sq. ft. floors in the same category, the average price increased 20% to INR 48.5 crore from INR 40.5 crore. The price range moved from INR 36-45 crore in Q2 2025 to INR 41-56 crore in Q2 2026. Category A colonies covered by the report include Mayfair Garden, Panchsheel Park, Anand Niketan, Vasant Vihar, Shanti Niketan, Westend, Chanakyapuri, Golf Links, Jor Bagh, Sundar Nagar and Maharani Bagh.
Category B colonies also recorded price increases, although at a lower rate. The average price of a 2,500 sq. ft. floor increased 10% year-on-year to INR 10.75 crore from INR 9.75 crore. The corresponding price range increased from INR 8.5-11 crore to INR 9-12.5 crore.
For 3,200 sq. ft. floors in Category B colonies, the average price increased 6% to INR 16.5 crore from INR 15.5 crore. The price range moved from INR 13-18 crore in Q2 2025 to INR 14-19 crore in Q2 2026.
Category B locations covered in the report include Chirag Enclave, Anand Lok, Greater Kailash, Green Park, Gulmohar Park, Niti Bagh, Defence Colony, Safdarjung Enclave and Kailash Colony. The report noted that the stated price ranges indicate floor-wise and colony-wise pricing.
Ankur Jalan, CEO of Golden Growth Fund, said South Delhi's residential market had continued to show resilience, with limited supply, redevelopment and demand from HNIs and NRIs contributing to the increase in floor prices. He said landowners were increasingly considering redevelopment while buyers were seeking larger homes in established locations.
Jalan also attributed part of the demand to geopolitical tensions in West Asia, stating that some NRIs and HNIs were shifting investments from Middle Eastern markets towards South Delhi.
The Municipal Corporation of Delhi (MCD) classifies Delhi's colonies into eight categories, from A to H. These classifications form the basis for circle rates, property tax rates and stamp duty charges for property registration.
According to GGF, approximately 18,500 plots are spread across 42 Category A and B colonies in South Delhi. The fund estimates the redevelopment potential of these colonies at INR 6.5 lakh crore.
Golden Growth Fund is a Category II real estate-focused Alternative Investment Fund focused on properties in South and Lutyens' Delhi. The fund pools capital from multiple investors to acquire a portfolio of real estate assets. According to the fund, its investment strategy is focused on properties in South and Lutyens' Delhi, with an indicated gestation period of 1.5 years.
