Birla Estates, the real estate development arm of the Aditya Birla Group, has acquired nearly 90,000 sq ft of Floor Space Index (FSI) through its wholly owned subsidiary Unnatam Properties, in a transaction valued at more than INR 159 crore.
The FSI has been acquired from Parinee Real Estate Builders and Parinee Contour Construction, giving Birla Estates additional development potential in the market. The transaction is expected to support the company's expansion strategy and strengthen its portfolio in a key urban real estate market.
FSI determines the total permissible built-up area that can be developed on a particular plot. By acquiring additional FSI, developers can increase the development potential of their projects, subject to applicable planning and regulatory approvals.
The transaction comes as Birla Estates continues to expand its presence across India's major real estate markets. The company has been pursuing land and development opportunities to build a larger pipeline of residential and other real estate projects.
The acquisition also reflects the growing importance of development rights in established urban markets, where availability of large land parcels can be limited. Additional FSI can enable developers to increase the buildable area of projects without necessarily acquiring an equivalent amount of additional land.
