Godrej Properties expects to generate more than INR 20,000 crore in operating cash flow over the current and next fiscal, supporting further investments in business expansion. Executive Chairperson Pirojsha Godrej said the company’s sales performance remained strong, with bookings rising 22 per cent year-on-year to INR 8,651 crore in the June quarter. The developer expects to meet or exceed its targets for sales bookings, project launches, customer collections and land acquisition. It is also targeting a 20 per cent return on equity for the next financial year while continuing to expand construction and delivery capacity.
Godrej Properties Ltd expects to generate more than INR 20,000 crore in operating cash flow over the current and next fiscal, providing the company with greater capacity to invest in business expansion, executive Chairperson Pirojsha Godrej said.
In an interview with PTI, Pirojsha said the company delivered a strong operational performance in the June quarter, with sales bookings rising 22 per cent year-on-year to INR 8,651 crore. He said the consistent sales growth was providing better visibility on future cash flows and earnings, with the latest quarter marking the sixth consecutive quarter in which sales bookings exceeded INR 7,000 crore.
The company is on track to meet or exceed its guidance across sales bookings, launches, customer collections and land acquisition. It is also targeting a 20 per cent return on equity (ROE) for the next financial year.
Pirojsha said operating cash flow was relatively weak in the June quarter but is expected to increase sharply over the following seven quarters. Godrej Properties expects operating cash flow of more than INR 20,000 crore during this period, which would support continued investment in growth and potentially allow the company to become free cash flow positive next year.
Godrej Properties, the largest listed real estate developer in terms of sales bookings, has been increasing its land acquisitions to build housing projects amid sustained demand for branded developers following the COVID-19 pandemic.
During the first quarter of the current fiscal, the company’s spending on construction and related activities increased 54 per cent year-on-year to INR 2,244 crore as it works to strengthen its execution capabilities.
Godrej Properties delivered 12.1 million square feet of real estate during 2025-26 and has set a target of 13.5 million square feet for 2026-27. Pirojsha said the company remains confident of achieving the target despite delivering only 0.9 million square feet in the June quarter.
Sales bookings increased 22 per cent to INR 8,651 crore during the April-June quarter, with the company selling 3,738 units covering 6.2 million square feet. Pirojsha said the developer expects to meet or exceed its sales bookings target of INR 39,000 crore for the current fiscal, compared with INR 34,171 crore recorded in 2025-26. He said sales momentum is expected to continue through the rest of the year, supported by end-user demand across the company’s key markets.
Godrej Properties recently reported a 42 per cent decline in consolidated net profit to INR 349.38 crore for the June quarter, compared with INR 598.40 crore in the year-ago period. Total income also declined to INR 1,345.04 crore from INR 1,620.34 crore. The company attributed the lower revenue recognition to fewer project deliveries during the quarter.
Since FY18, Godrej Properties has delivered 79 million square feet of real estate and currently has 258 million square feet of developable area across India. For group housing projects, the company is focused on Delhi-NCR, Mumbai Metropolitan Region, Pune, Bengaluru and Hyderabad, while it is also developing residential plotted projects across several Tier I and Tier II cities.
