India witnessed a sharp slowdown in both investment activity and residential housing demand during the June quarter, with new project announcements falling to their lowest level in nearly two decades, according to Centre for Monitoring Indian Economy (CMIE) data. At the same time, home sales across the country’s eight largest cities declined to a three-year low amid geopolitical tensions, high property prices and cautious buyer sentiment. While government-backed infrastructure projects continued, private sector investment remained subdued, signalling a broader moderation in economic and real estate activity.
India's investment pipeline and residential real estate market both lost momentum during the June quarter as new project announcements declined to their lowest level in almost two decades while home sales across the country's largest cities recorded their weakest quarterly performance in three years.
Data compiled by the Centre for Monitoring Indian Economy (CMIE) showed that new investment proposals announced during the quarter stood at approximately INR 1.92 lakh crore, marking the lowest quarterly value since the mid-2000s. The decline reflected a sharp moderation in fresh capital expenditure plans, particularly from the private sector, at a time when businesses remained cautious amid global economic uncertainty and softer domestic demand.
The slowdown was evident across several sectors, with fewer large industrial and infrastructure projects entering the announcement stage. Although government-led investments continued to support infrastructure development, they were insufficient to offset the decline in private investment proposals. Analysts noted that companies have increasingly preferred to utilise existing production capacities rather than commit to large greenfield investments, reflecting a cautious approach towards long-term capital expenditure.
The moderation in investment activity coincided with weaker housing market performance. According to data cited by the Economic Times, residential property sales across India's eight major cities fell to a three-year low during the June quarter. The decline was attributed to elevated property prices, persistent affordability concerns and heightened uncertainty arising from geopolitical developments, all of which prompted many prospective homebuyers to postpone purchase decisions.
Despite the slowdown in sales, residential prices remained resilient in several markets due to sustained demand for premium housing and constrained supply in select micro-markets. However, the pace of sales moderated considerably compared with previous quarters, indicating that higher prices and borrowing costs continued to weigh on buyer sentiment.
Industry observers indicated that developers have adopted a more measured approach to launching new projects, preferring to focus on completing ongoing developments and maintaining healthy inventory levels. This cautious strategy has also been influenced by changing demand patterns, with developers prioritising execution over aggressive expansion.
The broader investment slowdown has raised concerns about the pace of private capital formation, which is considered an important driver of employment generation and long-term economic growth. While public sector investment has remained relatively steady through continued infrastructure spending, economists observed that a sustained recovery in private investment will be necessary to strengthen overall economic momentum.
Market participants expect investment activity and housing demand to remain closely linked to domestic consumption trends, interest rate movements and global economic conditions over the coming quarters. A revival in private sector capital expenditure, combined with improved consumer confidence, is expected to play a significant role in determining the trajectory of both India's real estate sector and wider investment landscape during the remainder of the financial year.
