The Haryana Shehri Vikas Pradhikaran (HSVP) has taken a significant step towards developing a new government-planned residential sector near the Aravali foothills in Gurugram by initiating the acquisition of nearly 196 acres of land through the state's voluntary e-Bhoomi portal. The proposed housing hub is expected to support Gurugram's expanding residential demand while promoting planned urban development in one of the city's emerging growth corridors.
According to officials, landowners from eight villages, including Shikohpur, have collectively offered approximately 196 acres for acquisition under the e-Bhoomi scheme. Of this, around 107 acres have been offered by landowners in Shikohpur alone, making it the largest contributor to the proposed residential sector. The proposal has now been forwarded to HSVP headquarters for technical evaluation and administrative approval before the authority proceeds with the next phase of development.
The proposed sector is strategically located close to the Aravali region and forms part of the Haryana government's broader plan to expand Gurugram through planned residential and commercial development. Unlike conventional land acquisition, the e-Bhoomi model allows landowners to voluntarily offer their land for sale to the government, reducing acquisition disputes while ensuring transparent negotiations and planned infrastructure development.
The initiative aligns with HSVP's larger urban expansion programme across Haryana, under which the authority plans to procure substantial land parcels for the development of new sectors in Gurugram and neighbouring regions. The strategy aims to increase the supply of plotted residential development, create organised urban infrastructure and discourage the proliferation of unauthorised colonies that have emerged due to rapid urbanisation.
If approved, the new housing sector is expected to include residential plots, internal roads, parks, public utilities and civic infrastructure developed in accordance with HSVP's planning standards. Government-planned sectors typically incorporate schools, healthcare facilities, commercial areas and community amenities, providing integrated urban neighbourhoods that support long-term population growth.
The proposal also reflects Gurugram's continuing expansion beyond its established residential corridors as demand for housing increases alongside the city's economic growth. Areas located near the Aravali foothills have witnessed rising interest due to improving infrastructure, connectivity and proximity to emerging business districts, making them attractive for future residential development.
Urban planning experts note that government-led sector development can help improve infrastructure planning by ensuring roads, drainage, water supply and other civic facilities are created simultaneously with residential development. Such planned expansion is also expected to ease pressure on existing urban areas while supporting balanced growth across Gurugram's peripheral regions.
The proposed 196-acre housing hub remains subject to approval by HSVP headquarters and subsequent planning clearances. Once sanctioned, the project is expected to become part of Haryana's long-term strategy to expand organised housing supply while strengthening Gurugram's position as one of India's fastest-growing urban and real estate markets.
