A civil court in Pune has ordered the cancellation of a sale deed executed in the controversial Mundhwa land transaction involving Amadea Enterprises LLP, a firm in which Nationalist Congress Party (NCP) MP Parth Pawar is a partner. The ruling marks a significant development in the long-running dispute over the ownership and transfer of the land. 
The order was passed by Joint Civil Judge N R Gajbhiye in a civil suit filed by Sheetal Tejwani, who approached the court as the power-of-attorney holder of the original landowners. In her petition, Tejwani sought the cancellation of the sale deed, arguing that the transaction was not legally sustainable. 
The court accepted the plea and directed that the sale deed be cancelled. The judgment relates specifically to the civil dispute concerning the validity of the land transaction and does not address the criminal allegations linked to the case. 
Notably, Sheetal Tejwani is also among the accused in the ongoing criminal investigation into the Mundhwa land deal. However, her role in the civil proceedings was limited to representing the original landowners through a valid power of attorney. The criminal investigation into the transaction continues independently and remains under the jurisdiction of the investigating agencies. 
The Mundhwa land transaction has attracted considerable public and political attention because of the involvement of Amadea Enterprises LLP, in which Parth Pawar, son of Maharashtra Deputy Chief Minister Sunetra Pawar, is a partner. The case has been under scrutiny amid allegations surrounding the execution and transfer of the property. 
With the civil court now directing the cancellation of the sale deed, the ownership dispute enters a new phase, while the outcome of the ongoing criminal investigation is awaited. The judgment underscores the distinction between civil adjudication of property rights and criminal proceedings relating to the same transaction.
