Synopsis

Residents of the Imperia Esfera Phase 2 housing complex in Sector 37D, Gurugram, have demanded an independent structural audit after a section of a first-floor balcony collapsed during heavy rainfall earlier this week. No injuries were reported, although debris fell into a commonly used area within the society. Police and local administration officials have cordoned off the site and initiated an investigation. Residents have alleged persistent negligence by the developer and have called for a comprehensive third-party assessment of all towers before they are declared structurally safe. The incident has also renewed concerns over maintenance standards and construction quality at the residential project.

Residents of Imperia Esfera Phase 2 in Sector 37D, Gurugram, have sought a comprehensive structural audit of the residential complex after a section of a first-floor balcony collapsed earlier this week. The incident occurred during heavy rainfall on Thursday morning, prompting police and district administration officials to launch an investigation. No injuries were reported.
According to police, a portion of the balcony in Tower E detached and fell to the ground. Residents said a loud noise was heard across the building when the balcony section collapsed. Although several people were moving through the area beneath the balcony around the time of the incident, no one was struck by the falling debris.
Following the incident, police and local administration teams reached the site, cordoned off the affected area and carried out a preliminary inspection. Officials confirmed that an investigation had been initiated to determine the cause of the collapse and assess whether any immediate safety measures were required.
The incident has intensified concerns among residents, who alleged that the collapse was the result of persistent negligence by the developer. They said the latest incident had heightened fears regarding the structural safety of the residential complex.
Residents pointed out that they had staged a protest within the housing society last month over what they described as the deteriorating condition of basic amenities and unresolved maintenance issues. They claimed that their concerns had not been adequately addressed despite repeated representations.
Following the balcony collapse, residents urged the district administration to appoint an independent and reputed third-party agency to conduct a detailed structural audit of the entire project. They maintained that no residential tower should be certified as safe until the structural integrity of the complete development had been thoroughly examined.
Hemant Kumar, President of the Residents' Welfare Association (RWA), said the incident was deeply concerning despite the fact that the affected flat was unoccupied at the time. He stated that the falling debris could have seriously injured residents passing below and alleged that the collapse of the balcony slab had also damaged a structural pillar, raising concerns about the safety of the entire tower.
The RWA further stated that it had lodged a complaint with the police and requested the Department of Town and Country Planning (DTCP), Haryana, to conduct a detailed investigation into the incident. Residents said the findings of the inquiry should establish whether the collapse resulted from structural deficiencies, construction quality issues or maintenance-related failures.
The investigation by the police and local administration remains underway, while residents continue to seek a project-wide structural assessment to determine the condition of all buildings within the Imperia Esfera Phase 2 complex and ensure the safety of occupants.
