Real estate developer Trehan IRIS has announced plans to invest around INR 1,300 crore to develop a luxury residential project in Gurugram, strengthening its presence in the National Capital Region's premium housing market. The project, named Omara, will be built on a 5.08-acre land parcel in Sector 80 acquired through a government auction for nearly INR 200 crore. Comprising 300 luxury apartments priced between INR 7.5 crore and INR 9 crore, the development is expected to be completed within four to five years. The company said demand for luxury housing in Gurugram has remained resilient despite significant price appreciation in the post-pandemic period.

Trehan IRIS has announced an investment of around INR 1,300 crore to develop a luxury residential project in Gurugram, as the developer seeks to expand its presence in one of the country's fastest-growing premium housing markets. 
The Gurugram-based real estate developer unveiled its latest project, Omara, earlier this week following the acquisition of a 5.08-acre land parcel in Sector 80 through a government auction for nearly INR 200 crore. 
According to the company, the development will comprise 300 luxury apartments with prices ranging from INR 7.5 crore to INR 9 crore. The total project investment, including land acquisition and construction, is estimated at around INR 1,300 crore. 
Aman Trehan, Executive Director of Trehan IRIS, said the company had launched the project in response to sustained demand for premium housing in Gurugram. He stated that despite a sharp increase in residential property prices following the COVID-19 pandemic, demand for luxury homes in the city had remained steady. 
He added that construction work on the project is scheduled to commence next month, with the development expected to be completed and delivered within four to five years. 
Commenting on changing buyer preferences, Abhishek Trehan, Executive Director of Trehan IRIS, said the luxury housing segment was undergoing a significant shift, with purchasers increasingly evaluating homes based on operational efficiency, wellness and overall lifestyle benefits rather than only physical specifications. He noted that factors such as energy efficiency, time savings and health-focused design had become important considerations for premium homebuyers. 
The launch comes amid continued activity in Gurugram's luxury residential market, where developers have introduced a series of high-value projects in response to sustained demand from affluent buyers and non-resident Indians (NRIs). Improved infrastructure, expanding commercial districts and stronger end-user demand have continued to support the city's premium housing segment despite rising property prices. 
Trehan IRIS has developed a range of residential, commercial and mixed-use projects across the Delhi-NCR region. The new project further strengthens the company's residential portfolio in Gurugram, where the luxury housing segment has remained one of the most active categories in the region's real estate market.
