Real estate developers Brigade Enterprises and Prestige Estates Projects have expanded their residential development pipelines through separate land acquisitions in Bengaluru and the Mumbai Metropolitan Region. Brigade has acquired a two-acre land parcel in East Bengaluru for a premium residential project with an estimated gross development value (GDV) of around INR 475 crore. Meanwhile, Prestige Estates has entered into a joint development agreement for a 14.6-acre land parcel in Thane, where it plans to develop a large mixed-use residential project with a projected GDV of approximately INR 4,500 crore.
Real estate developers Brigade Enterprises and Prestige Estates Projects have strengthened their project pipelines with new land deals in two key property markets, reflecting continued confidence in residential demand across Bengaluru and the Mumbai Metropolitan Region.
Brigade Enterprises has acquired a two-acre freehold land parcel in Whitefield, East Bengaluru, where it plans to develop a premium residential project. The company expects the development to have a gross development value (GDV) of approximately INR 475 crore. The site is located in one of Bengaluru's established residential and IT corridors, which continues to witness demand from professionals working in the city's technology and commercial hubs.
According to Brigade, the acquisition aligns with its strategy of expanding its residential portfolio in core markets where it already has a strong presence. The developer has been actively pursuing new project opportunities in Bengaluru while also increasing its focus on the mid-segment housing market alongside premium developments.
Separately, Prestige Estates Projects has entered into a joint development agreement for a 14.6-acre land parcel in Thane, near Mumbai. The proposed project is expected to comprise residential towers along with supporting commercial and retail components, with an estimated gross development value of around INR 4,500 crore.
The Thane project marks another step in Prestige's continued expansion within the Mumbai Metropolitan Region, where the Bengaluru-based developer has steadily built its presence through multiple acquisitions and joint development agreements. The company has been increasing its exposure to the region amid sustained demand for organised residential developments and integrated townships.
Both transactions highlight developers' continued preference for acquiring land in established urban corridors with strong infrastructure connectivity and long-term housing demand. Bengaluru remains one of India's largest residential markets, driven by the information technology sector, while Thane has emerged as a major residential destination within the Mumbai Metropolitan Region due to improving transport infrastructure and expanding commercial activity.
The latest acquisitions add to the project pipelines of both developers and underline the industry's continued focus on replenishing land banks to support future launches as demand for residential housing remains resilient in key metropolitan markets.
