Mumbai luxury home sales cross INR 18,500 crore in H1 as Worli leads market growth

Mumbai's luxury housing market recorded its strongest-ever first-half performance, with sales of homes priced at INR 10 crore and above reaching a record INR 18,512 crore during the first six months of 2026, according to a report by India Sotheby's International Realty and CRE Matrix. The growth was supported by higher transaction volumes and a steady rise in property prices. Demand remained concentrated in established premium locations, while the INR 20-40 crore segment continued to witness healthy traction. Worli emerged as the top-performing luxury micro-market during the period.

Mumbai's luxury housing market recorded its highest-ever half-yearly sales value during the first six months of 2026, driven by higher transaction volumes and a steady increase in property prices. According to a report released by India Sotheby's International Realty and CRE Matrix, homes priced at INR 10 crore and above generated sales worth INR 18,512 crore during the first half of the year, marking a 12 per cent increase from INR 16,518 crore recorded during the corresponding period last year. 
The report showed that transaction volumes also registered healthy growth. A total of 957 luxury homes were sold during the first half of 2026, compared with 761 units during the same period last year, indicating sustained demand in Mumbai's premium residential market despite elevated property prices. 
Sudershan Sharma, Executive Director of India Sotheby's International Realty, said established luxury micro-markets such as Worli, Tardeo, Lower Parel and Bandra West continued to remain the preferred destinations for high-value homebuyers. He noted that improving infrastructure, along with the launch of quality residential projects, had supported demand across these locations. 
He further said that price appreciation had remained measured, with developers avoiding aggressive pricing. According to Sharma, the secondary housing market had also moved in line with primary sales, reflecting balanced market conditions. He added that the city's luxury residential segment appeared well placed for continued growth, supported largely by end-user demand rather than speculative buying. 
Abhishek Kiran Gupta, Co-founder and Chief Executive Officer of CRE Matrix, said the luxury housing market continued to witness sustained sales momentum, particularly in the INR 20 crore to INR 40 crore price segment, indicating strong buyer interest in premium residential properties. 
The report also highlighted that the top 10 luxury residential localities accounted for nearly 80 per cent of Mumbai's total primary luxury housing sales value during the period, underlining the concentration of demand in well-established premium neighbourhoods. 
Among all locations, Worli emerged as the strongest-performing luxury market. The locality recorded transaction values of INR 4,493 crore during the first half of 2026, registering a 79 per cent year-on-year increase. Sales volumes also saw a sharp rise, increasing to 159 units from 35 units in the corresponding period last year, reflecting growing buyer preference for the micro-market. 
The performance comes amid continued demand for premium residences across Mumbai, where high-net-worth individuals and affluent homebuyers have increasingly preferred larger homes and projects offering better amenities, improved connectivity and established social infrastructure. In recent years, luxury housing has remained one of the strongest-performing segments in the city's residential market, supported by new launches in established locations and sustained demand from end-users.
