Nvidia has reportedly signed lease agreements worth up to USD 50 billion for a large-scale data centre being developed by Hut 8 in Texas, according to a Financial Times report citing people familiar with the matter. The project is linked to Hut 8's 1-gigawatt Beacon Point campus, which the company had previously disclosed without naming the customer. While Reuters could not independently verify the report, the development highlights the growing investment in AI infrastructure as technology companies expand data centre capacity to meet rising demand for artificial intelligence computing.
Nvidia has reportedly entered into lease agreements worth up to USD 50 billion for a data centre campus under development by Hut 8 in Texas, according to a Financial Times report that cited five people familiar with the matter. Reuters said it could not independently verify the report.
The reported project is associated with Hut 8's 1-gigawatt Beacon Point campus, details of which were disclosed in the past week. At the time, Hut 8 said the facility had secured a base-term contract valued at USD 19.6 billion over 15 years, with the total contract value potentially increasing to USD 50.2 billion if renewal options are exercised. However, the company did not identify the customer and described it only as an existing investment-grade client.
According to the Financial Times, Nvidia is the customer behind the lease agreements. The report also said the company could sublease capacity at the facility to AI cloud service providers, often referred to as "neocloud" companies, which use Nvidia's graphics processing units (GPUs) to provide artificial intelligence computing services.
Responding to the report, Nvidia did not confirm the lease arrangements. The company said it continues to work with its partners to build AI infrastructure based on its DGX AI factory architecture, combining Nvidia's technology with partner-owned equipment and facilities to support large-scale AI workloads. Hut 8 did not immediately respond to requests for comment.
The reported agreement comes at a time when global technology companies are investing heavily in AI infrastructure, driving demand for high-capacity data centres equipped with advanced GPUs. Hut 8, which operates digital infrastructure and high-performance computing facilities, has been expanding its presence in the AI data centre segment as enterprises seek larger computing capacity for generative AI applications.
