Announced during the past week, the development marks the Mumbai-based developer's first project in the city and is positioned as a Grade A+ commercial destination. Designed by architect Hafeez Contractor, the project aims to cater to growing demand for premium office space from businesses seeking alternatives to Mumbai's commercial districts. The company said the integrated development will benefit from Thane's expanding transport infrastructure and forms part of its broader strategy to expand its presence beyond Mumbai into high-growth urban markets.
Mumbai-based developer Sugee Group has announced its entry into the Thane real estate market with plans to develop a waterfront commercial project spread across more than 50 acres around Siddheshwar Lake in Thane West. Unveiled during the past week, the project marks the company's first development in the city and forms part of its strategy to expand into emerging commercial destinations beyond Mumbai.
The proposed development is planned as a Grade A+ commercial project featuring premium office spaces within an integrated waterfront ecosystem. According to the developer, the project is intended to address the increasing demand for high-quality commercial real estate in Thane while offering businesses modern workspace options with connectivity to Mumbai and surrounding industrial corridors.
The company stated that the development has been conceived as an integrated business district inspired by established international commercial hubs, with Siddheshwar Lake serving as the focal point of the master plan. The project is designed to combine commercial infrastructure with landscaped public spaces, creating a waterfront environment centred on workspaces and supporting urban amenities.
The architectural master plan has been prepared under the guidance of architect Hafeez Contractor. The developer said the design seeks to integrate the site's natural setting with the built environment, placing the lake at the centre of the overall planning framework rather than treating it as a peripheral feature.
Commenting on the project, Nishant Deshmukh, Founder and Managing Partner of Sugee Group, said the company had identified Thane as a market where the commercial real estate sector is entering a new phase of growth following its residential expansion. He stated that the development is intended to provide professionally planned commercial infrastructure for enterprises ranging from micro, small and medium enterprises (MSMEs) to multinational corporations (MNCs), while supporting the city's long-term economic development.
The developer said the project would benefit from a series of transport infrastructure initiatives planned or under development in the Mumbai Metropolitan Region, including new metro corridors, Maharashtra's first ring metro, the Thane-Borivali twin tunnels, the Thane Coastal Road, proposed waterways and ports, the Mumbai-Ahmedabad High-Speed Rail corridor and improved airport connectivity.
Hafeez Contractor said the presence of Siddheshwar Lake offered a unique opportunity to create a commercial district where architecture, connectivity and landscape function as an integrated whole. He added that the objective was to design an internationally benchmarked business destination that reflects Thane's scale and future growth while creating a workplace environment closely connected with its natural surroundings.
Sugee Group currently has more than 50 million sq ft of completed and ongoing developments across over 60 projects in India, the UAE and Portugal. The company said it has received more than 28 industry awards and employs over 400 professionals. It added that all of its completed projects have been delivered on schedule, and that its Thane development forms part of a broader vision to establish a mixed-use, globally benchmarked urban destination centred on the city's evolving commercial landscape.
