Morgan Stanley Real Estate Investing (MSREI) has expanded its presence in the European logistics sector by acquiring a portfolio of five fully leased logistics assets across key French markets. Spread across Paris, Lille, Bordeaux, Nîmes and Tours, the portfolio covers nearly 160,000 square metres and will be managed with a long-term value creation strategy. FIRE Asset Management has been appointed as the operating partner. The acquisition reflects MSREI's continued focus on industrial and logistics real estate, supported by strong occupier demand and favourable market fundamentals in France.

Morgan Stanley Real Estate Investing (MSREI) has acquired a portfolio of five fully leased logistics assets in France, strengthening its investment portfolio in one of Europe's key industrial and logistics markets. The portfolio comprises approximately 160,000 square metres of logistics space located across Paris, Lille, Bordeaux, Nîmes and Tours, all of which are established logistics hubs serving regional and national distribution networks. 
The acquired assets are fully occupied, providing immediate rental income while offering opportunities for long-term value enhancement. MSREI said it plans to implement an active asset management strategy across the portfolio with the objective of improving the assets over time and supporting the operational requirements of existing tenants. FIRE Asset Management (FIRE) has been appointed as the operating partner for the portfolio and will oversee its day-to-day management. 
Commenting on the acquisition, Charles du Breuil, Head of France at Morgan Stanley Real Estate Investing, said the transaction reflects the firm's continued focus on investing in high-quality industrial and logistics real estate backed by strong market fundamentals and sustained tenant demand. He added that the investment also underlines MSREI's confidence in the French logistics sector and its intention to continue expanding in the asset class. 
The latest acquisition is in line with Morgan Stanley Real Estate Investing's broader strategy of increasing exposure to logistics and industrial real estate across major global markets. The firm has completed several logistics-focused investments in recent years, including warehouse and last-mile delivery assets, as demand for modern logistics infrastructure continues to grow with the expansion of e-commerce, supply chain optimisation and distribution networks. 
France remains one of Europe's important logistics markets due to its strategic location, extensive transport infrastructure and connectivity with neighbouring countries. Demand for modern warehouse and distribution facilities has remained resilient despite changing economic conditions, with investors continuing to target well-located and income-generating logistics assets.
