The office real estate investment trust (REIT) continues to maintain 92% occupancy across its portfolio, while advancing 2.6 million sq ft of developments. The REIT also retains a conservative leverage level of 18%, providing capacity for future acquisitions as demand for Grade A office assets remains resilient.
Knowledge Realty Trust (KRT) has reported strong financial and operational growth since its initial public offering, recording revenue growth of more than 16% alongside an 18% increase in both EBITDA and net operating income (NOI). The performance reflects continued stability in its office portfolio and sustained demand for premium commercial real estate assets, according to Shirish Godbole, Chief Executive Officer of Knowledge Realty Trust.
The office REIT continues to maintain an occupancy level of 92% across its portfolio, underlining consistent leasing performance despite evolving market conditions. In addition to its operational portfolio, the trust has 2.6 million sq ft of office space under development, providing a pipeline for future income generation and portfolio expansion.
Knowledge Realty Trust also maintains a leverage ratio of 18%, a relatively conservative level that the management intends to utilise for future acquisitions. The available borrowing capacity is expected to support inorganic growth opportunities as the REIT evaluates new income-generating commercial assets that align with its investment strategy.
According to the management, the trust's financial performance since listing has been driven by stable occupancy, rental income growth and disciplined asset management. The increase in revenue has translated into stronger operating profitability, with EBITDA and NOI expanding at a faster pace than overall revenue, reflecting operational efficiencies across the portfolio.
India's office REIT sector has continued to attract institutional and retail investor interest, supported by demand from global capability centres (GCCs), technology companies and other occupiers seeking Grade A office space in key business districts. Commercial office assets remain a significant component of institutional real estate investment, with REITs providing investors exposure to income-generating properties through listed investment vehicles.
The trust's development pipeline of 2.6 million sq ft is expected to supplement its existing portfolio over time, while its current leverage position provides financial flexibility to pursue acquisitions without significantly increasing balance sheet risk. Management indicated that maintaining a combination of organic growth through developments and inorganic expansion through acquisitions remains central to the REIT's strategy.
