A joint home loan allows two or more eligible applicants to combine their incomes, potentially increasing their borrowing capacity while sharing repayment responsibility. The loan structure is commonly used by spouses and certain family members, subject to lender eligibility norms. For example, a married salaried couple with monthly incomes of INR 80,000 and INR 45,000 respectively, and no existing loan obligations, may become eligible for a larger loan amount than either applicant could obtain individually. The final sanctioned amount, however, depends on the lender's complete assessment of their financial profile.
Bajaj Finance permits joint home loan applications from eligible husbands and wives, parents with unmarried sons or daughters, and brothers applying together, subject to eligibility norms. According to the lender's policy, sisters applying together, brothers and sisters, and friends are not eligible to apply jointly. Every co-applicant must independently satisfy the prescribed eligibility requirements before the application can proceed.
Before submitting a joint loan application, applicants should clearly decide how the EMI will be shared, the ownership structure of the property, and each person's financial contribution. They should also review each applicant's credit history, as a weaker credit score can affect the overall assessment. Borrowers are also encouraged to discuss situations where one applicant may wish to exit the loan during the repayment period, since removing a co-applicant requires lender approval and reassessment of the remaining borrower's eligibility.
Applicants also need to choose between fixed and floating interest rates. A fixed interest rate keeps EMIs unchanged throughout the loan tenure, making repayments predictable. Floating interest rates vary according to benchmark rates, including the Reserve Bank of India's repo rate, which means monthly obligations may change over time.
One of the primary advantages of a joint home loan is that the combined income of applicants may improve loan eligibility while allowing the EMI burden to be shared. However, all co-borrowers remain legally responsible for the entire repayment, and any default can affect the credit records of every applicant.
Eligible co-owners may also claim tax benefits under the Income Tax Act. Interest paid on the home loan may qualify for deduction under Section 24(b), while principal repayment may be eligible for deduction under Section 80C, provided applicants meet the applicable ownership, repayment and tax provisions. Borrowers are advised to consult a tax professional regarding their individual eligibility.
Every applicant in a joint home loan must satisfy the lender's eligibility requirements. These include being an Indian citizen residing in India, meeting the prescribed age criteria, maintaining a CIBIL score of around 725 or above as considered ideal by the lender, and being either salaried, self-employed or a self-employed professional. The lender also evaluates existing financial obligations and whether the property meets its lending norms.
In line with Reserve Bank of India guidelines, lenders generally do not finance the entire value of a residential property. Borrowers are typically required to contribute a down payment of around 10% to 20% of the purchase price, while the lender finances up to 80% of the assessed property value.
Each co-applicant is required to submit a separate set of documents, including identity and address proof such as Aadhaar card, PAN card, passport or voter ID, income documents including salary slips or profit and loss statements, recent bank statements and, where applicable, business-related documents such as GST registration or trade licences. Bajaj Finance may seek additional documents depending on the applicant's profile and the type of loan being applied for.
The application process involves confirming eligibility, selecting the property, deciding the loan amount, submitting the joint application, completing identity, income and property verification, reviewing the sanctioned loan terms, signing the loan agreement and completing loan disbursal after all checks are finished. According to the lender, many eligible home loan applications are approved within 48 hours after document submission.
For eligible first-time homebuyers, Bajaj Finance offers home loans with EMIs starting from INR 671 per lakh borrowed. The lender also provides a home loan balance transfer facility with interest rates starting from 7.30% per annum. Eligible borrowers transferring an existing loan may additionally avail of a top-up loan of up to INR 1 crore for purposes such as home renovation, medical expenses or other financial requirements.
The lender also stated that individual borrowers opting for floating interest rate home loans are not charged additional foreclosure fees for full prepayment or part-prepayment, subject to applicable terms and conditions. It further noted that it has over 5,000 approved projects, which may help expedite the property verification process.
