Gulshan Group to invest INR 1,000 crore in Wave City residential project

Synopsis

Gulshan Group has announced plans to invest around INR 1,000 crore in a new residential development at Wave City in Ghaziabad following the approval of the project's building plans by the Ghaziabad Development Authority. The development is expected to add premium housing inventory within the integrated township while incorporating sustainability, energy efficiency and modern urban infrastructure in line with the latest Uttar Pradesh building regulations. The investment reflects continued confidence in Ghaziabad's expanding residential market and the growing appeal of integrated township developments.

Gulshan Group is set to expand its presence in the National Capital Region with a proposed investment of approximately INR 1,000 crore in a new residential project at Wave City, Ghaziabad. The development has received building plan approval from the Ghaziabad Development Authority (GDA), enabling the developer to move ahead with construction after complying with the prescribed statutory requirements. The investment marks another significant addition to the residential pipeline within one of western Uttar Pradesh's largest integrated townships. 
The upcoming project is expected to contribute fresh housing supply to Wave City, a township that has witnessed sustained residential development in recent years owing to improving connectivity with Delhi, Noida and Greater Noida. The planned investment underlines developers' continued interest in large township projects, where integrated infrastructure, organised planning and long-term growth prospects continue to attract homebuyers. 
According to the approved building plan, the project will be developed in accordance with the Model Building Construction and Development Byelaws and Model Zoning Regulations notified by the Uttar Pradesh government. The approval also requires compliance with structural safety standards, earthquake-resistant construction norms, fire safety regulations and quality control measures throughout the construction process. The permission remains valid for nearly seven years, subject to compliance with all stipulated conditions. 
The approval places considerable emphasis on sustainable development practices. The developer has been directed to incorporate rainwater harvesting systems, groundwater recharge measures, wastewater treatment facilities, solid waste segregation, solar photovoltaic installations, electric vehicle charging infrastructure and energy-efficient building standards. Landscaping requirements, tree plantation targets and measures to preserve natural drainage systems have also been included as part of the project's environmental obligations. 
In addition, the project will be required to maintain strict construction quality standards through continuous supervision by qualified engineers and architects. Independent technical inspections, material testing, structural certification and compliance with the National Building Code will form part of the construction process. The authority has also specified that occupation of the buildings will only be permitted after the issuance of the required completion certificate following verification of compliance with all applicable regulations. 
The investment comes at a time when Ghaziabad continues to emerge as an important residential market within the NCR, supported by expanding infrastructure, improved regional connectivity and growing demand for integrated housing developments. Projects located within planned townships are increasingly attracting buyers seeking organised urban environments supported by social infrastructure and open spaces. 
With regulatory approvals now in place, Gulshan Group is expected to commence development activities in phases. The project is likely to strengthen the residential offering within Wave City while contributing to the continued expansion of Ghaziabad's organised housing market. The proposed investment also reflects sustained developer confidence in the long-term growth prospects of the NCR's peripheral residential corridors.
