SL Green Realty Corp. has signed a 10-year office lease spanning 98,420 square feet at 11 Madison Avenue in Manhattan with a leading artificial intelligence company. The transaction covers the building's entire 11th floor and reflects the continued demand for premium office space from AI and technology firms. The lease adds to SL Green's strong leasing activity this year, while reinforcing the growing presence of AI companies across its Madison Avenue office portfolio, including both 11 Madison Avenue and the neighbouring One Madison Avenue.
SL Green Realty Corp. has secured a new 10-year lease for 98,420 square feet at 11 Madison Avenue in Manhattan with a leading artificial intelligence company, according to a company announcement. The agreement covers the entire 11th floor of the office tower and further highlights the demand for well-located, premium office space from AI-focused businesses.
The latest transaction adds to the company's office leasing momentum in 2026. With this agreement, SL Green has completed office leases covering approximately 1.48 million square feet so far this year, while its active leasing pipeline exceeds 900,000 square feet.
Steven Durels, Executive Vice President, Director of Leasing and Real Property at SL Green, said the company was pleased to welcome another leading tenant to 11 Madison Avenue. He added that the agreement reflected the building's position as one of Midtown South's prominent office properties and also indicated that AI and technology companies continue to support leasing demand in the Manhattan office market.
The company said 11 Madison Avenue has now reached full occupancy after signing nearly 300,000 square feet of additional office leases since the beginning of 2025. The building's tenant roster includes companies such as Sony, UBS, Jim Beam Brands, WME, Pinterest, Tempus AI and Clay Labs.
SL Green has also strengthened its presence around Madison Square through One Madison Avenue, the neighbouring office development that offers around 1.4 million square feet of workspace. The property is fully leased and houses several AI and technology companies, including Harvey AI, IBM, Palo Alto Networks and Sigma Computing, reflecting the growing role of technology firms in Manhattan's office leasing market.
