Pune recorded 13,756 new residential launches during the second quarter of 2026, the highest quarterly supply in the past three years, with new launches rising nearly 21% quarter-on-quarter and 27% year-on-year. Housing sales across India's nine major cities increased by 19% during the April-June quarter, while Pune registered a 7% rise in residential sales, underlining sustained buyer confidence.
What makes Pune's current growth cycle particularly significant is the broadening of its residential landscape. The city's expansion is no longer concentrated in a handful of established locations. As major infrastructure projects reshape connectivity, several emerging corridors are attracting buyers seeking long-term value rather than immediate recognition. A new approach to residential investment
The definition of a residential investment hotspot has evolved considerably. Earlier, proximity to workplaces largely determined residential demand. Today, buyers evaluate a wider range of factors, including connectivity, healthcare, educational institutions, retail infrastructure, recreational facilities, open spaces and overall quality of life.
Infrastructure continues to play a central role in this transformation. Projects such as Metro Line 3, the Pune Ring Road and improvements to major arterial roads are enhancing connectivity across several previously peripheral locations. Reduced travel times, coupled with growing demand for integrated communities offering green spaces, wellness amenities and everyday convenience, are encouraging developers to create residential projects that support both lifestyle aspirations and long-term capital appreciation.
Emerging corridors driving the next phase of growth
Established residential micro-markets such as Baner, Balewadi, Kharadi and Hinjewadi continue to perform strongly, supported by mature infrastructure and proximity to major employment hubs. However, as these locations become increasingly established, buyers are broadening their search to neighbouring corridors that offer relatively better affordability and stronger appreciation potential.
Recent market trends illustrate this transition. During the second quarter of 2026, the NH4 Bypass (North) corridor, led by Hinjewadi and Tathawade, accounted for nearly 41% of all new residential launches, making it Pune's most active development corridor. The North-East corridor, anchored by Kharadi and Wagholi, contributed a further 28% of new supply.
Locations such as Tathawade, Ravet, Wagholi and Manjari are witnessing increasing buyer interest as infrastructure improves. Among these, Manjari has emerged as a notable destination due to its proximity to the established employment hubs of Kharadi and Hadapsar, comparatively open surroundings and the ongoing infrastructure upgrades associated with the Pune Ring Road. While each of these corridors is progressing at its own pace, they share a common characteristic of offering buyers an opportunity to enter before values mature further.
Buyers are making more informed decisions
Residential buyers today are significantly more informed than they were a decade ago. While location remains a critical consideration, purchasing decisions are increasingly influenced by factors such as developer credibility, construction quality, timely project delivery, legal transparency and the long-term prospects of the surrounding neighbourhood.
The diversity of Pune's residential supply also reflects the market's maturity. During the second quarter of 2026, the mid-segment accounted for 41% of all new launches, while premium housing contributed 37%, demonstrating sustained demand across multiple price categories. At the same time, the city's weighted average capital values recorded a 5.4% quarter-on-quarter increase, highlighting continued market stability and positive buyer sentiment.
For investors, identifying locations that combine infrastructure development, planned urban growth and consistent residential demand is likely to offer stronger long-term returns while creating more liveable communities.
