The transaction was facilitated by Colliers India. Bengaluru-based 315Work Avenue currently manages around 4 million sq ft of office space, comprising 80,000 seats across 55 locations in Bengaluru, Chennai, Hyderabad, Mumbai and Pune, strengthening its presence in key commercial markets.

315Work Avenue has leased 45,000 sq ft of premium office space at Bhartiya City, Thanisandra, Bengaluru, to establish a new managed workspace facility as the company continues to expand its footprint in India's flexible office sector. 
The Bengaluru-based co-working and managed office operator announced in the past week that the new enterprise-grade workspace has been designed to cater to growing demand from enterprises, Global Capability Centres (GCCs), technology firms and high-growth start-ups seeking flexible workplace solutions. 
The office space has been leased at Bhartiya City, a mixed-use development in Thanisandra, Bengaluru, a micro-market that has emerged as an important commercial and residential hub due to improving infrastructure and the concentration of technology companies. 
The transaction was facilitated by Colliers India, which acted as the real estate consultant for the lease. 
Commenting on the expansion, Manas Mehrotra, Founder of 315Work Avenue, said the new centre aligns with the company's strategy of strengthening its presence in high-growth commercial micro-markets. He added that the flexible workspace industry has evolved into a mainstream commercial real estate asset class and that the sector is expected to maintain its growth momentum. 
The latest addition forms part of the company's broader expansion strategy as occupier demand continues to shift towards managed office solutions that offer flexibility, operational efficiency and reduced upfront capital expenditure. 
According to the company, 315Work Avenue currently manages approximately 4 million sq ft of workspace across 55 locations, providing around 80,000 seats in Bengaluru, Chennai, Hyderabad, Mumbai and Pune. Its portfolio primarily serves enterprise clients, technology companies and multinational occupiers through customised managed office solutions. 
India's flexible workspace market has continued to witness robust demand, driven by corporate occupiers adopting hybrid work models and seeking scalable office solutions. The expansion of Global Capability Centres (GCCs) and technology-led businesses has also contributed to increasing absorption of managed office space across major metropolitan markets. 
The addition of the new Bengaluru facility further strengthens 315Work Avenue's presence in one of India's largest office markets, reflecting sustained occupier demand for professionally managed, enterprise-focused flexible workspaces in established commercial locations.
