GrowthX has entered India's managed office space market with the launch of GO Office Workspaces, investing over INR 8.6 crore to develop its first centre at Delphi Tower, Noida, in partnership with ORD Group. Spread across 72,000 sq ft, the facility will accommodate nearly 1,200 seats and cater to enterprises, startups, multinational companies and Global Capability Centres (GCCs). The company plans to expand its managed office portfolio to 500,000 sq ft across the National Capital Region (NCR) over the next 12–18 months, with further expansion into other metropolitan cities. The move comes amid rising demand for flexible office solutions, supported by growing GCC activity and increasing enterprise preference for managed workspaces.
GrowthX has announced its entry into India's managed office sector with the launch of GO Office Workspaces, investing more than INR 8.6 crore to establish its first premium managed office centre at Delphi Tower, Noida, in partnership with ORD Group. Announced in the past week, the facility spans 72,000 sq ft and will provide approximately 1,200 seats, making it one of the larger managed office centres in the Noida Expressway micro-market.
The company said the launch marks its diversification beyond commercial real estate advisory and office leasing into the managed workspace segment. As part of its growth strategy, GrowthX plans to build a managed office portfolio of nearly 500,000 sq ft across the National Capital Region (NCR) over the next 12 to 18 months, with Noida serving as its initial market before expanding into Gurugram and subsequently other major metropolitan cities.
The flagship workspace has been designed to serve enterprises, startups, multinational corporations and Global Capability Centres (GCCs). The centre will include premium managed offices, enterprise suites and flexible workspaces catering to organisations of varying sizes.
According to the company, the facility will feature a range of workplace amenities, including a dedicated CXO Lounge, Zen Garden, MERV-14 air filtration system, high-speed internet connectivity, food and beverage facilities, professional facility management services and technology-enabled workplace solutions intended to support day-to-day business operations.
GrowthX's expansion comes at a time when India's managed office market continues to record strong demand. Citing Colliers, the company noted that Grade A flexible workspace stock across India's seven major cities is projected to increase from 72.3 million sq ft in 2025 to more than 100 million sq ft by 2027, driven by rising enterprise demand, the expansion of GCCs and growing adoption of managed office solutions.
The company also referred to recent industry reports indicating that Global Capability Centres accounted for nearly 45% of office leasing activity during the first half of 2026, highlighting increasing demand for premium managed workspaces that offer operational flexibility, quicker occupancy and lower upfront capital expenditure.
Commenting on the launch, Nitin Gupta, Co-Founder of GrowthX and GO Office Workspaces, said the new business represents a natural extension of the company's operations. He stated that the objective is to create workplaces that combine design, operational efficiency, technology and flexibility to meet the evolving requirements of modern businesses.
