The corridor has benefited from several infrastructure initiatives, including improvements to the Southern Peripheral Road (SPR), planned metro connectivity and enhanced road links to Delhi, Manesar and Indira Gandhi International Airport. One example frequently cited by market participants is DLF Arbour, which was launched at approximately INR 17,500 per sq ft and is currently reported to be commanding prices of around INR 30,000 per sq ft. DLF is also preparing to enter the organised senior living segment with a dedicated project in Gurugram. The proposed development, spanning nearly 500,000 sq ft, is expected to generate around INR 2,000 crore in revenue and will mark the company's entry into the senior living market.
Market analysts believe the performance of projects along GCER reflects wider trends within Gurugram's luxury housing sector, where buyers are increasingly prioritising premium specifications, larger residences and integrated community developments. The corridor has continued to benefit from these changing buyer preferences.
Infrastructure remains a key factor supporting the micro-market. The proposed elevated Southern Peripheral Road corridor between Vatika Chowk and NH-48 is expected to improve traffic movement and connectivity across Gurugram. In addition, the planned Gurugram–Southern Peripheral Road (GSPR) connectivity corridor linking Sohna Road and Manesar is expected to enhance access to employment hubs and industrial areas, further strengthening the residential appeal of the locality.
Beyond transport infrastructure, GCER has witnessed the expansion of commercial developments, retail destinations, educational institutions and healthcare facilities, creating a more self-sustaining urban ecosystem.
