SKA Group has launched SKA Atlantis, a luxury residential project in Siddharth Vihar, Ghaziabad, as it expands its premium housing portfolio in the National Capital Region. The development, comprising three residential towers, is planned for completion by 2031 after the developer acquired the project land from the UP Awas Vikas Parishad. Offering apartments ranging from 1,549 sq ft to 2,989 sq ft, the project has been designed with vehicle-free surface spaces, landscaped greens and lifestyle amenities. The launch comes amid rising residential interest in Siddharth Vihar, supported by improving connectivity, expanding social infrastructure and proximity to major transport corridors.
SKA Group has launched SKA Atlantis, a luxury residential development in Siddharth Vihar, Ghaziabad, marking an expansion of its premium housing portfolio in the National Capital Region. The project is expected to be completed over the next five years, with possession targeted for 2031.
The developer has acquired the project land from the UP Awas Vikas Parishad and plans to develop the residential complex across three towers. The project comprises Atlas, a 37-storey tower, and Eden-Aqua and Coral-Bliss, each rising 34 floors.
SKA Atlantis offers apartments in multiple configurations, including 3 BHK and 4 BHK residences. Unit sizes range from 1,549 sq ft for a three-bedroom apartment to 2,989 sq ft for a four-bedroom residence with servant accommodation and five toilets. The project has an introductory price starting from INR 10,499 per sq ft.
The development has been planned around a vehicle-free surface layout, with pedestrian movement, landscaped greens and recreational spaces occupying the ground level. According to the company, around 119,000 sq ft has been allocated to landscaped open spaces and resident amenities.
The amenity offering includes an indoor all-weather swimming pool, an outdoor swimming pool, gymnasium, yoga studio, squash court, co-working space, guest rooms and activity zones designed for different age groups, including dedicated facilities for toddlers, teenagers, adults and senior citizens.
Commenting on the launch, Sanjay Sharma, Managing Director of SKA Group, said homebuyers are increasingly prioritising the overall quality of the living environment alongside apartment size. He added that SKA Atlantis has been planned to combine open spaces with community-focused amenities while maintaining a vehicle-free surface environment. Sharma also said Siddharth Vihar has emerged as a prominent residential location due to improving infrastructure and connectivity, adding that the company remains committed to its T3 philosophy of Transparency, Timely Delivery and Technology.
The project is located close to the metro network, the Regional Rapid Transit System (RRTS), the Delhi–Meerut Expressway and NH-24, providing connectivity to Delhi, Noida and Greater Noida. The upcoming Noida International Airport is also expected to improve regional accessibility through the Faridabad–Noida–Ghaziabad (FNG) corridor. The surrounding area has witnessed continued growth in educational institutions, healthcare facilities and retail infrastructure alongside residential development.
SKA Group's completed residential portfolio includes SKA Arcadia, SKA Orion, SKA Divya Tower, SKA Skardi Greens, SKA Metro Ville and SKA Green Arch, with the company stating that possession for these projects was delivered ahead of their respective RERA timelines. Its ongoing developments include SKA Imperia, SKA Estate and SKA Divine. According to the developer, the company's project execution continues to be guided by its T3 philosophy centred on transparency, timely delivery and technology.
