AGM Vijaylaxmi Group has launched SIXTY3 W.E. Bizpark, a G+25 mixed-use commercial development in Goregaon East, Mumbai, comprising office spaces and high-street retail. Located along the Western Express Highway, the project offers office units ranging from 545 sq ft to 3,200 sq ft and is designed to cater to SMEs, MSMEs, IT firms and start-ups. The development includes retail, dining, parking and modern building infrastructure within an integrated commercial environment. The launch comes as Goregaon East continues to witness infrastructure-led growth, supported by metro expansion, improved road connectivity and proximity to established commercial hubs, strengthening its position as a key business destination in Mumbai's western suburbs.

AGM Vijaylaxmi Group has launched SIXTY3 W.E. Bizpark, a mixed-use commercial development in Goregaon East, Mumbai, comprising office spaces and high-street retail. Announced in the past week, the project is positioned along the Western Express Highway and is intended to serve businesses seeking office space within one of Mumbai's emerging commercial corridors. 
The development comprises a G+25-storey commercial tower offering office spaces ranging from 545 sq ft to 3,200 sq ft. According to the developer, the building has been designed with a floor-to-floor height of 3.60 metres to maximise natural light, ventilation and workplace efficiency. The façade incorporates extensive glazing and contemporary architectural elements aimed at improving functionality and workspace quality. 
At the base of the tower, the project includes a high-street retail boulevard featuring retail outlets, cafés, restaurants and convenience stores. Other planned amenities include a double-height entrance lobby, high-speed elevators, dedicated parking facilities and round-the-clock CCTV surveillance. The mixed-use configuration is intended to provide office occupiers with immediate access to retail and lifestyle facilities while benefiting from the surrounding residential and commercial catchments. 
The project is located in Goregaon East, a micro-market that has seen increasing commercial activity due to its transport connectivity and proximity to established office clusters. The location provides access through the Western Express Highway, Goregaon Metro Station and Goregaon railway station. The area is also home to established business parks such as NESCO IT Park and Nirlon Knowledge Park, alongside offices occupied by companies including Morgan Stanley, Sony Pictures Entertainment, Deloitte and the National Payments Corporation of India. 
According to the developer, Goregaon East is emerging as an alternative commercial destination in Mumbai's western suburbs as traditional office markets such as Bandra Kurla Complex and Andheri witness limited opportunities for further expansion. The area is expected to benefit from ongoing infrastructure projects, including metro network expansion, road improvement works, the proposed Goregaon-Mulund Link Road (GMLR) and the planned northern extension of the Coastal Road, which are intended to improve connectivity across the metropolitan region. 
The developer stated that SIXTY3 W.E. Bizpark has been planned to offer connectivity to business districts including Andheri, Powai and Bandra Kurla Complex while benefiting from highway frontage and accessibility. 
Vikash Kawar, Director of Vijaylaxmi Realty, said the project has been designed to provide flexible commercial spaces for occupiers and investors, with a focus on SMEs, MSMEs, IT companies, start-ups and other businesses requiring professionally managed office environments. 
Gagan Mehta, Director of AGM Group, said the development reflects the company's approach of creating commercial projects in high-growth urban locations, with an emphasis on connectivity, efficient planning and integrated business ecosystems. 
The developer added that the project will be managed by international property consultants responsible for leasing, facility management and tenant services, with the aim of maintaining operational standards across the commercial development.
