Century Real Estate unveils 50-acre mixed-use project in North Bengaluru

Synopsis

Century Real Estate has announced Century Immencity, a mixed-use development spanning more than 50 acres in Jakkur, North Bengaluru, with a planned built-up area of around 11 million sq ft. The project will integrate residential, commercial, retail, hospitality and lifestyle components within a single development and will be executed in phases. The first phase, comprising around one million sq ft each of residential and commercial space, is already under construction. Located along the International Airport Road corridor, the development is expected to benefit from planned metro connectivity and surrounding infrastructure projects. Century Real Estate said the project has been designed with international planning consultants and aims to accommodate businesses, residents and visitors within an integrated urban environment.

Century Real Estate has announced Century Immencity, a mixed-use development spread across more than 50 acres at Jakkur in North Bengaluru. The project, with a planned built-up area of around 11 million sq ft, will combine residential, commercial, retail, hospitality and public spaces within an integrated development along the International Airport Road corridor. 
The company stated that the project has been planned as a five-district development comprising residential neighbourhoods, office spaces, hospitality, retail and food and beverage destinations. It is being designed in collaboration with DP Architects, Singapore, and BDP Landscape, London, with construction being undertaken in phases. 
According to Century Real Estate, the overall development will include nearly 10 million sq ft of commercial leasing space, supported by residential development, high-street retail and a proposed five-star hotel. The first phase, currently under construction, comprises approximately one million sq ft each of residential and commercial development. 
The residential component will feature 334 premium homes, including three-bedroom and four-bedroom apartments ranging from 2,200 sq ft to 3,020 sq ft, in addition to penthouses. 
The project is located in Jakkur, an area that has witnessed increasing real estate activity owing to its connectivity with Kempegowda International Airport and surrounding commercial corridors. The developer noted that the location also provides access to established residential and business catchments such as Hebbal, Yelahanka, Thanisandra, Sahakarnagar and Hennur. 
Century Real Estate said the development is expected to benefit from several planned infrastructure projects in North Bengaluru, including the Satellite Town Ring Road, the Bengaluru Business Corridor and the proposed Blue Line metro. The company also stated that a planned metro station is expected to be integrated within the project, subject to the implementation of the metro corridor. 
According to the developer, Century Immencity has been planned as an integrated urban development where commercial offices, residences, retail outlets, hospitality facilities, dining options and open spaces are located within a single campus. The project has been designed to promote pedestrian movement through vehicle-free zones, shaded walkways and internal electric mobility systems. 
The master plan allocates around 75% of the site to open spaces, including more than 35 acres of landscaped areas. The company said the development will incorporate native tree retention, green buffers and climate-responsive planning while following Platinum LEED-aligned development principles. 
Managing Director P. Ravindra Pai stated that the project reflects the company's long-term strategy of developing integrated urban communities in North Bengaluru, supported by the area's expanding infrastructure and airport-led growth. 
Century Real Estate expects the commercial component to attract large domestic and multinational occupiers, including Fortune 500 companies and global capability centres (GCCs). Upon full completion, the developer estimates that the mixed-use development will accommodate more than one lakh professionals alongside residents, retailers and hospitality operators, establishing a large commercial and residential hub in North Bengaluru.
