Synopsis

One Atmosphere, the premium serviced apartment brand of Atmosphere Core, has outlined plans to invest INR 500 crore to expand its luxury apart-hotel business across India and selected international markets. Announced on June 25, the company aims to sign approximately 7,500 keys over the next five years through an asset-light model based on management and lease agreements. The expansion will begin with the opening of One Atmosphere Suites at Corner Walk, Gurgaon, in partnership with M3M India, scheduled for September 2026. The brand will target corporate travellers, expatriates, families and extended-stay guests, with around 60% of inventory expected to be driven by corporate partnerships. Planned domestic expansion includes Gurgaon, Noida, Bengaluru, Mumbai and Hyderabad, alongside international growth across Cambodia, Indonesia, Sri Lanka, Thailand and the UAE.

One Atmosphere, the premium serviced apartment brand under hospitality company Atmosphere Core, has announced plans to invest INR 500 crore to expand its luxury serviced apartment business over the next five years. The company, which unveiled its expansion strategy on June 25, is targeting approximately 7,500 keys across India and selected international markets as it seeks to strengthen its presence in the growing extended-stay hospitality segment.
The expansion forms the next phase of the brand's development following the commencement of its first projects. Operating as an apart-hotel brand, One Atmosphere combines fully furnished residential apartments with hotel-style services, offering accommodation designed for business travellers, expatriates, families and long-stay guests.
According to the company, each apartment is equipped with residential features including a kitchen, living area and dedicated workspace, while guests also receive hotel services such as daily housekeeping, breakfast and operational support throughout their stay. The developments are planned with amenities including coffee bars, all-day dining facilities, co-working spaces, wellness centres, conference rooms, terrace bars and banquet facilities, depending on the scale and location of each property.
One Atmosphere said the expansion is supported by increasing demand for extended-stay accommodation. Citing industry estimates, the company noted that India's extended-stay hospitality sector was valued at more than USD 1.6 billion in 2024 and is projected to record a compound annual growth rate exceeding 15% through 2030, driven by demand for larger living spaces combined with hospitality services.
The company will follow an asset-light growth model by entering into management and lease agreements with developers and property owners rather than directly owning assets. Approximately 60% of its future inventory is expected to be supported through corporate partnerships and bulk room-night agreements, primarily serving relocating professionals and expatriates. The company expects average guest stays of at least five nights, while also seeing growing demand from shorter-stay travellers seeking apartment-style accommodation with hotel services.
The brand's first operational project, One Atmosphere Suites at Corner Walk, Gurgaon, is being developed in partnership with M3M India and is scheduled to open in September 2026. The company said the partnership reflects its expansion strategy of collaborating with developers that provide suitable locations and completed assets, while One Atmosphere manages operations, hospitality services and brand standards.
Commenting on the expansion, Sandeep Ahuja, Managing Director of One Atmosphere, said changing traveller preferences are driving demand for accommodation that combines hotel services with the comfort and functionality of residential apartments. He added that the planned investment would enable the company to expand into additional cities and markets while maintaining its service-led operating model.
One Atmosphere is the fourth premium brand under Atmosphere Core, which currently operates nine luxury resorts in the Maldives and is expanding across India and international markets. While the group's Atmosphere Living business focuses on branded residences and hospitality-backed real estate, One Atmosphere serves as its dedicated serviced apartment platform. The company plans to expand across Gurgaon, Noida, Bengaluru, Mumbai and Hyderabad in India, with international projects planned in Cambodia, Indonesia, Sri Lanka, Thailand and the UAE.
