BBMP Suspends Revenue Officer After Review Finds Irregular A-Khatas Issued to Over 50 Properties

The Bruhat Bengaluru Mahanagara Palike (BBMP) has suspended an Assistant Revenue Officer (ARO) after an inquiry found that A-Khatas were issued to more than 50 properties allegedly without following prescribed procedures. The civic body has initiated a wider review of the approvals and directed officials to examine similar cases across zones. The action forms part of BBMP’s efforts to strengthen scrutiny of property records and address irregularities in the khata issuance process.

The Bruhat Bengaluru Mahanagara Palike (BBMP) has suspended an Assistant Revenue Officer (ARO) following an inquiry into the alleged issuance of A-Khatas to more than 50 properties without adhering to established procedures. 
The action was taken after a departmental review found irregularities in the processing of property records within the officer's jurisdiction. According to BBMP officials, the inquiry indicated that several properties were granted A-Khata status despite not meeting the required eligibility conditions under applicable regulations. 
An A-Khata is an important property document maintained by BBMP and is generally issued to properties that comply with planning regulations and municipal requirements. The document facilitates property tax assessment, utility connections and various transaction-related processes. Any irregularity in its issuance can create complications for property ownership records and urban planning administration. 
Following the findings, BBMP suspended the officer pending further investigation and initiated a detailed examination of all property records linked to the approvals. Officials have also been directed to verify whether similar instances exist in other zones and take corrective action wherever required. 
According to civic authorities, the review was triggered after discrepancies were noticed in property documentation and approval records. Preliminary findings suggested that several properties may have received A-Khatas without complete verification of statutory requirements. Authorities are now reassessing the affected records to determine whether corrective measures, including cancellation or modification of entries, may be necessary. 
The civic body has stated that accountability will be fixed wherever procedural violations are identified. Additional inquiries are expected to examine the role of other officials involved in processing or approving the applications. 
The development comes amid ongoing efforts by BBMP to improve property record management through digitisation, verification drives and stricter scrutiny of land and building documents. Property records have increasingly come under focus as Bengaluru continues to witness rapid urban expansion and a growing volume of real estate transactions. 
Officials indicated that the review is intended to strengthen transparency in the khata issuance process and ensure that municipal records accurately reflect the legal and planning status of properties. The exercise is also expected to help identify gaps in existing verification mechanisms and improve oversight across the civic administration. 
BBMP has not yet disclosed the final status of the properties under review, and the investigation remains ongoing. Further action will be taken based on the findings of the detailed examination and any recommendations submitted by the inquiry committee.
