The Navi Mumbai Municipal Corporation (NMMC) collected a record INR 434.02 crore in property tax during the first quarter of FY2026–27, marking a significant increase from INR 372.42 crore collected during the corresponding period last year. The collection, recorded between April 1 and June 30, was driven by technology-enabled administration, expanded digital payment options and targeted recovery from long-standing defaulters. A total of 1,43,329 property owners paid their dues, with digital payments accounting for more than 72% of the total collections. Industrial properties contributed the highest share of revenue, while Ghansoli emerged as the top-performing administrative division in terms of tax collections.
The Navi Mumbai Municipal Corporation (NMMC) has recorded its highest-ever property tax collection for the first quarter of a financial year, collecting INR 434.02 crore between April 1 and June 30 of FY2026–27. The civic body said the collection exceeded the INR 372.42 crore received during the corresponding period of the previous financial year and reflected increased taxpayer participation supported by digital initiatives.
According to civic officials, 1,43,329 of the city's 3,55,772 registered property owners paid their property taxes during the three-month period. The corporation also recovered INR 23.67 crore from 15,250 chronic defaulters who had not cleared their dues in previous years as part of a targeted recovery drive.
NMMC Commissioner Dr Kailash Shinde attributed the improved performance to technology-driven administration, data-based planning and the expansion of digital payment facilities. He said the civic body's emphasis on technology, analytical planning and convenient digital services had encouraged greater taxpayer participation and contributed to the record collections.
Among the city's administrative divisions, Ghansoli recorded the highest property tax collection, contributing approximately INR 80 crore during the quarter.
The civic body's analysis of tax receipts showed that industrial properties remained the largest contributor, accounting for 35.79% of the total collections. Residential properties contributed 31.92%, while commercial properties accounted for 22.26%. Mixed-use and other property categories represented the remaining 10.03% of revenue.
Digital payment channels continued to dominate tax collections during the quarter. According to NMMC, 1,03,473 taxpayers, representing 72.2% of the total amount collected, paid their dues online through QR codes, Unified Payments Interface (UPI), net banking and card-based transactions, contributing INR 280.71 crore.
Bank transactions accounted for an additional INR 144.93 crore, while only 18.85% of taxpayers opted for offline payment methods, highlighting the growing adoption of digital payment systems among property owners.
Officials said one of the key contributors to the increase in online payments was the corporation's "Personalised Payment Link" initiative. The civic body distributed payment links through SMS and WhatsApp, enabling residents to complete transactions remotely. A total of 57,397 taxpayers, representing 40.63% of those who paid property tax during the quarter, used these personalised links to settle their dues, generating nearly INR 58 crore in revenue.
Mayor Sujata Patil said the record collection reflected not only higher revenue generation but also increasing public confidence in the municipal administration, wider acceptance of digital payment facilities and greater citizen participation in supporting the city's development through timely payment of property taxes.
