UK Realty deploys AI-powered construction platform across MMR projects

Synopsis

Mumbai-based developer UK Realty has partnered with California-headquartered Slate Technologies Inc. to deploy an artificial intelligence-powered construction intelligence platform across its operations, becoming the first developer in Maharashtra to adopt the technology. The platform will initially be implemented across approximately 20 lakh sq ft of ongoing residential projects in Andheri, Jogeshwari and Kandivali, with full deployment targeted by the third quarter of FY2026–27. The AI platform will support project management, quality inspections, site monitoring, procurement, safety analytics and delay prediction, enabling data-driven decision-making aimed at improving project delivery, operational efficiency and construction quality.

Mumbai-based real estate developer UK Realty has entered into a partnership with California-based Slate Technologies Inc. to deploy an artificial intelligence (AI)-powered construction intelligence platform across its construction operations. Announced on July 1, the collaboration makes UK Realty the first developer in Maharashtra to adopt Slate's AI platform, with the technology set to be integrated into multiple functions covering project planning, execution and delivery. 
The platform will initially be rolled out across UK Realty's ongoing residential developments in Andheri, Jogeshwari and Kandivali, which together comprise approximately 20 lakh sq ft of development. The implementation will support project coordination among technical and project management teams, along with around 1,100 on-site workers. According to the company, all AI modules are expected to be fully deployed by the third quarter of FY2026–27. 
The AI-powered platform will be integrated into project management, quality inspection, site monitoring, procurement optimisation, safety analytics, delay prediction and other operational functions. UK Realty said the objective is to improve construction planning, strengthen cost control, enhance workplace safety and reduce project delays, enabling homes to be delivered within committed timelines. 
Before implementation, UK Realty and Slate Technologies completed a baseline assessment to identify areas where AI could have the greatest operational impact. The assessment focused on cost optimisation, productivity improvement, reduction in project delays, enhanced on-site efficiency, minimising material wastage, lowering inventory carrying costs and improving workplace safety. 
The platform is designed to move construction management beyond conventional retrospective reporting by using real-time project data and predictive analytics. It will identify potential schedule and cost risks at an early stage, allowing project teams to improve planning accuracy, optimise resource allocation and address issues before they affect project timelines or budgets. 
Commenting on the partnership, Devanshu Bansal, Director of UK Realty, said the company intends to integrate technology where it delivers measurable improvements to construction processes rather than adopting it as an isolated initiative. He stated that the AI platform would be implemented across the organisation to support better planning and earlier decision-making, with the ultimate objective of delivering higher-quality homes within committed timelines. 
Senthil M Kumar, Chief Technology Officer at Slate Technologies Inc., said the collaboration marks the company's entry into the Maharashtra market. He noted that the partnership reflects the construction sector's growing focus on data-driven decision-making and added that Slate's AI models are expected to help UK Realty's project teams achieve improved project outcomes through better planning and execution. 
Founded in 2010, UK Realty has more than INR 11,400 crore of development under management and over 7,400 homes under development across the Mumbai Metropolitan Region. The developer has delivered multiple residential projects across Mumbai's western suburbs and currently has completed, ongoing and upcoming developments in locations including Kandivali, Andheri, Juhu, Versova, Mira Road and Worli. 
Founded in 2020, Slate Technologies Inc. develops AI-based project intelligence solutions for the construction and real estate sectors. Its platform integrates data from project schedules, Building Information Modelling (BIM), Enterprise Resource Planning (ERP) systems and field management tools to help developers and contractors identify project risks and improve decision-making throughout the construction lifecycle.
