The Ahmedabad Municipal Corporation (AMC) is set to launch a large-scale property monetisation programme covering more than 209 civic-owned assets as it looks to diversify revenue sources and finance the city's growing infrastructure requirements. The initiative forms part of the civic body's broader financial strategy to generate sustainable non-tax income while making better use of underutilised public assets. 
According to officials, the properties identified for monetisation include commercial buildings, office spaces, land parcels and other municipal assets that possess significant development or leasing potential. Rather than relying primarily on outright sales, the corporation is expected to adopt long-term leasing and redevelopment models that allow it to retain ownership while generating recurring revenue streams. This approach is intended to maximise the long-term value of civic assets without permanently transferring public ownership. 
The exercise is expected to cover only a small portion of the corporation's extensive property portfolio. AMC reportedly owns more than 4,100 leasehold properties, many of which are being reviewed to determine their commercial potential. Authorities plan to prioritise assets located in high-demand urban areas where redevelopment or commercial utilisation can deliver higher financial returns. 
Officials believe that strengthening non-tax revenue has become increasingly important as Ahmedabad continues to invest heavily in transport infrastructure, road development, drainage systems, public utilities and other civic services. Income generated through property monetisation is expected to supplement traditional municipal revenue sources such as property tax and user charges, enabling the corporation to undertake capital-intensive projects without placing excessive financial pressure on taxpayers. 
The monetisation programme also aligns with a broader trend among urban local bodies across India to unlock the economic value of public assets. By converting idle or underutilised properties into revenue-generating assets, municipal corporations are seeking to improve financial sustainability while ensuring that valuable public land is put to productive use. 
Urban planning experts note that structured asset monetisation can help cities create stable revenue streams if accompanied by transparent bidding processes, proper valuation mechanisms and clearly defined lease conditions. Such measures not only improve municipal finances but also encourage private investment in urban infrastructure and commercial development. 
For Ahmedabad, the initiative comes at a time when the city is witnessing sustained economic growth and expanding infrastructure needs. The corporation is simultaneously undertaking several large public works projects that require substantial financial resources, making alternative funding mechanisms increasingly important. Revenue generated through strategic property monetisation could help accelerate these projects while improving fiscal resilience. 
Once implemented, the programme is expected to provide AMC with a stronger financial foundation for future urban development.
