Nambiar Builders has announced an investment of INR 1,900 crore to develop the third phase of District 25, its integrated township project in Bengaluru. The new phase will comprise premium residential apartments spread across 21 acres, with a saleable area of approximately 3.6 million sq ft. Located on Sarjapur Road, the township is designed as a mixed-use development featuring residential, commercial and lifestyle infrastructure. The investment reflects the developer's confidence in Bengaluru's sustained housing demand and the growing preference for large, integrated township projects offering comprehensive urban amenities.
Nambiar Builders has unveiled plans to invest INR 1,900 crore in the third phase of its flagship township project, District 25, in Bengaluru, reinforcing its commitment to expanding large-scale residential developments in one of India's strongest real estate markets. The latest phase will be developed over 21 acres and is expected to further strengthen the integrated township's residential offering while capitalising on robust housing demand across the city.
The third phase of the project will comprise premium residential apartments with a saleable area of nearly 3.6 million square feet. The development forms part of the larger District 25 township, which is being built as a mixed-use urban destination integrating residential, commercial and lifestyle spaces within a single master-planned community. The company expects the new phase to cater to homebuyers seeking larger living spaces, modern amenities and proximity to Bengaluru's major employment centres.
Strategically located along Sarjapur Road, the township enjoys connectivity to key IT hubs such as Electronic City, Whitefield, Outer Ring Road and several business districts in southeast Bengaluru. The location has emerged as one of the city's fastest-growing residential corridors, supported by expanding infrastructure, improved road connectivity and sustained demand from professionals employed in the technology sector.
According to the developer, District 25 has been planned to offer a comprehensive living environment with landscaped open spaces, recreational facilities, retail outlets, educational institutions and other community infrastructure. The integrated township model is intended to reduce dependence on external infrastructure while creating a self-sustained urban ecosystem for residents.
Nambiar Builders stated that the investment in Phase III reflects its long-term confidence in Bengaluru's residential market, which continues to witness healthy absorption despite broader economic uncertainties. Demand for integrated townships has remained resilient as homebuyers increasingly prioritise well-planned communities that provide convenience, security and access to social infrastructure within a single development.
The company has progressively expanded District 25 through multiple phases in response to market demand. The latest investment will enable it to accelerate construction, introduce additional residential inventory and enhance the township's overall infrastructure. Officials indicated that the project has received encouraging customer response, prompting the launch of the next phase.
Industry observers note that Bengaluru continues to lead India's residential real estate market, driven by sustained employment growth, expanding technology and global capability centres, and continued migration of skilled professionals. Large township developments have become an important segment of the market, offering developers opportunities to build integrated communities while meeting evolving consumer preferences for organised urban living.
With the INR 1,900 crore investment, Nambiar Builders aims to strengthen its position in Bengaluru's premium housing segment while contributing to the city's expanding residential landscape. The third phase of District 25 is expected to add significant housing supply to the Sarjapur Road micro-market and support the long-term development of one of Bengaluru's fastest-growing urban corridors.
