Property registrations in Mumbai increased 16% year-on-year to 13,413 units in June, marking the highest level recorded for the month in the past 14 years, according to Knight Frank India. The registrations, based on data from the Maharashtra Department of Registrations and Stamps, cover transactions in both the primary and secondary property markets within the Brihanmumbai Municipal Corporation (BMC) limits. The strong performance comes despite a high base in the corresponding period last year, when 11,599 properties were registered. Knight Frank attributed the growth to sustained end-user demand and continued confidence among homebuyers, reflecting the resilience of Mumbai's residential market.

Mumbai's residential property market recorded a 16% year-on-year increase in registrations during June, with 13,413 properties registered within the Brihanmumbai Municipal Corporation (BMC) limits, according to data analysed by Knight Frank India. The performance represents the highest number of property registrations recorded for the month of June in the past 14 years, indicating continued momentum in the city's housing market. 
According to the real estate consultancy, 13,413 properties had been registered in Mumbai up to 9.30 pm on June 30. This compares with 11,599 registrations during the corresponding month last year, reflecting an annual increase of 16%. 
Knight Frank based its analysis on data released by the Maharashtra government's Department of Registrations and Stamps. The figures include transactions across both the primary housing market, involving purchases directly from developers, and the secondary market, comprising resale transactions. 
The increase in registrations comes despite a relatively high base recorded in June last year, suggesting that housing demand in Mumbai has remained resilient. The latest figures indicate that homebuyers continued to complete property transactions even as the market witnessed sustained activity across multiple residential segments. 
Commenting on the performance, Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India, said June 2026 had recorded the highest number of property registrations for the month in the past 14 years. He noted that achieving this level of registrations despite a strong performance in the previous year reflected the resilience of end-user demand and the continued confidence of homebuyers in Mumbai's residential market. 
The registration data serves as an important indicator of market activity, as it captures completed property transactions rather than merely announced sales. Since the figures include both newly launched residential projects and resale transactions, they provide a broad measure of demand across Mumbai's housing market. 
Mumbai has continued to remain one of India's most active residential real estate markets, supported by demand from both end-users and investors. Registration trends are closely monitored by developers, financial institutions and market analysts as they offer insights into buyer sentiment and transaction volumes across different market cycles. 
The latest June performance reinforces the city's position as a key residential market, with transaction activity remaining robust despite a higher comparison base. According to Knight Frank, the sustained pace of registrations highlights the stability of demand in Mumbai's housing sector and reflects the willingness of buyers to proceed with property purchases amid evolving market conditions.
