• Telangana State Road Transport Corporation (TGSRTC) has identified 694 vacant commercial spaces across bus stations, depots and commercial complexes for leasing through a transparent tender process.
• The initiative is aimed at monetising underutilised real estate assets while generating a steady stream of non-fare revenue for the state-run transport utility.
• The available properties include shops, offices and commercial units located in high-footfall transit hubs across Telangana.
• TGSRTC expects the programme to improve asset utilisation, create business opportunities for entrepreneurs and enhance passenger amenities at its premises.
The Telangana State Road Transport Corporation (TGSRTC) has launched a large-scale asset monetisation initiative by offering 694 vacant commercial spaces for lease across Telangana. The programme is intended to improve the utilisation of corporation-owned properties while creating an additional source of non-fare revenue for the public transport undertaking.
The commercial spaces are spread across bus stations, depot premises and RTC-owned commercial complexes located in major cities, towns and transport hubs throughout the state. The portfolio comprises shops, office spaces and other commercial units that have remained unoccupied and will now be made available through a competitive leasing process.
According to TGSRTC, the initiative forms part of a broader strategy to optimise the value of its real estate assets while reducing dependence on passenger fare collections. The corporation expects that leasing commercially viable properties situated in high-footfall locations will create a stable revenue stream that can support operational and infrastructure requirements.
The corporation has uploaded details of the available commercial properties on its official portal, including location, occupancy status, lease tenure and rental information. Prospective bidders will be able to access property-specific details before participating in the tender process, which officials say is designed to promote transparency and wider participation.
Given the steady movement of passengers through RTC premises every day, TGSRTC believes the locations offer strong commercial potential for a range of businesses. The available units are expected to attract retailers, supermarkets, restaurants, food courts, pharmacies, branded outlets, service providers and office establishments seeking access to high pedestrian traffic.
Beyond improving its financial position, the corporation expects the leasing programme to encourage commercial activity around transport hubs while creating opportunities for entrepreneurs and small businesses. Increased occupancy of commercial spaces is also expected to enhance passenger convenience by expanding the range of services available at bus stations across the state.
The initiative reflects a growing trend among public sector transport agencies to monetise land and build assets through commercial leasing. With extensive property holdings across Telangana, TGSRTC is seeking to unlock greater value from its real estate portfolio while strengthening long-term financial sustainability through diversified revenue streams beyond passenger operations.
